Professionals buy into Hills Center Business Park
When Hills Center Business Park in Summerlin released its first parcels of land in 2001, several business professionals jumped at the opportunity to build their own offices in the master-planned community, according to Larry Brocato, executive vice president for The Howard Hughes Corp., community developer. "Hills Center Business Park is unique to Summerlin because it's currently the only business park in the community that allows small- to medium-sized businesses the opportunity to own their building within a master-planned business environment," Brocato said. "The ownership concept has proven very popular with buyers seeking a Summerlin location." Among those that have moved is the dental office of Pamela West. "Owning my own ... office in Summerlin is a dream come true. I was able to personalize the office with specific needs for my practice, including designing a floor plan that accommodates state-of-the-art technology in a comfortable and inviting environment," West said. "I always wanted to be in Summerlin. It's not only close to home, it's close to several amenities, including the freeway, neighborhood restaurants and shops. There really isn't a more convenient location for my office." She has lived in the master-planned community with her husband, Dave, and their two daughters, Stephanie and Katie, since 1996. Hills Center Business Park is home to a growing list of professional and medical offices ranging from 3,000 to 20,000 square feet. The 22.5-acre center is starting its second phase of construction, which is adding 150,000 square feet of office space. The community has ranked as the nation's best-selling master-planned community for 10 of the past 11 years and features more than 100 miles of trails, 16 schools, houses of worship and cultural facilities. Nearly 150 models of single-family homes, townhomes and condominiums are priced from the mid-$100,000s to more than $700,000. Custom-home sites in The Ridges are priced from the $500,000s to more than $1 million, and predesigned custom homes are priced from $2.1 million.
