Richard Green, American Nevada Co.'s vice president of leasing and sales for retail properties, knows the impact Interstate 215 has had on commercial growth in the Green Valley area of Henderson. "We have high occupancy rates in our most recently completed retail properties on the southern edge of Green Valley, and we are seeing an extraordinary level of interest among high-profile companies seeking to establish early positions in our future retail centers," Green said. "The benefits this area offers to prospective tenants are numerous including the surrounding population base, the enhanced daytime population generated by our office parks, the upscale demographic profile and the convenience of immediate freeway access. "The identification factor associated with Green Valley is another significant advantage for our retail tenants. Residents of Southern Nevada are highly familiar with the name Green Valley, and with all of the development activity under way at the intersection of Green Valley Parkway and I-215." The company opened Green Valley Plaza, the first retail center in the area, in 1978 on the southeast corner of Green Valley Parkway and Sunset Road. Retail properties owned and managed by American Nevada currently span an approximately four-mile stretch from the north side of Sunset, south along Green Valley Parkway and across I-215 into Green Valley Ranch, as well as along I-215 at Valle Verde Drive. In the past four years, the company's commercial portfolio has more than doubled, with about 2.1 million square feet of property developed and more than 5 million additional square feet for future office, retail, industrial, hotel, gaming and medical projects. American Nevada's most aggressive commercial development is under way at I-215 and Green Valley Parkway. Pebble MarketPlace opened five years ago at the southeast corner of Green Valley Parkway and Pebble Road. Anchored by a Smith's Food and Drug Center, the 180,000-square-foot complex is 100 percent leased, according to Green, who noted that the 110,000-square-foot Paseo Verde Plaza at the southwest corner of I-215 and Valle Verde Drive is 94 percent leased. It, too, is anchored by a Smith's store. Green recently handled land sales for a retail center to be built on 12 acres at the northeast corner of I-215 and Valle Verde Drive. The predominant retailer will be Kohl's department store with space encompassing about 88,000 square feet. Additional businesses scheduled to open in the center are CVS/Pharmacy, KFC and a veterinary clinic. One additional pad is available. Green's focus lately has been on The Shops at Green Valley Ranch, the 30-acre retail component of an urban village center under construction at the southwest corner of Green Valley Parkway and I-215. Ground was broken in early 2003 for the 268,660-square-foot project, which will be a high-density complex comprised of shops, restaurants, office space and apartments situated above the shops. Southeast of the urban village is Henderson's Liberty Pointe, which features a performing arts center, a recreation and fitness center, an aquatic facility and a library. American Nevada also designs and develops master-planned communities. Along with being the master developer of Green Valley and Green Valley Ranch, the company, through its affiliates, is a partner in Silver Canyon Partnership, developer of the Seven Hills community in Henderson; and the managing member of North Valley Enterprises, developer of the 1,905-acre Aliante master-planned community in North Las Vegas. |
