Summerlin development ongoingSPECIAL TO REAL ESTATE
Builders continue to offer new product in Summerlin, where there are 35 active neighborhoods in a master-planned setting. "Since Summerlin's inception in 1990, 164 neighborhoods have been developed in the community," Dan Van Epp, president of The Howard Hughes Corp., developer of Summerlin, said. "We recognize all that quality home builders have done to help create a rich and diverse community by providing an equally diverse range of homes in all styles and price ranges." Barrington, a Toll Bros. project in The Vistas village, recently opened with Tuscan-style designs measuring from 3,000 to 4,100 square feet. Single- and two-story floor plans are available, priced from $437,975 to $506,975. Highlights include granite counter tops, spa tubs and patio covers. Barrington contains a mini park and paseo that connects to a neighborhood park in The Vistas, which is in an elevated area with views of the valley. Asbury Park and Madison Place also opened recently, and are located within Summerlin Centre. Richmond American Homes is developing Asbury Park, which is comprised of two-story floor plans ranging from 1,676 to 1,900 square feet. The homes can be built with as many as four bedrooms and three baths. Standard features include tech centers, bonus rooms, courtyards, lofts, great rooms and balconies. The neighborhood is in presales, and models are expected to open by early September. Greystone Homes' Madison Place offers designs ranging from 1,938 to 2,413 square feet and priced from $207,990 to $235,990. All homes include the Energy Star certification. "Recognizing the home-buying public's desire for architectural diversity within neighborhoods, and the anticipated more urban nature of Summerlin Centre, we have designed homes in Madison Place to incorporate several architectural styles, including American farmhouse, Spanish, eclectic, Italianate and cottage," Tim Kent, Greystone president, said. Exterior highlights include rotundas, wraparound porches, upgraded exterior veneers, and separated garages. Summerlin aligns the western edge of the Las Vegas Valley. Comprised of villages, it features eight golf courses, nearly 100 neighborhood and village parks, nearly 100 completed miles of trails, 16 schools, houses of worship, shopping centers, medical facilities, cultural facilities and business parks. Single-family homes, townhomes and condominiums are priced from the mid-$100,000s to more than $700,000, and about 100 models are open. Custom lots from one-half acre to three-quarters of an acre are priced from the high $300,000s to more than $1 million, and predesigned custom homes are priced from $500,000 to more than $1 million. Apartment homes offer monthly rents starting from the high $700s. To visit the home finding center, take Sahara Avenue west, past Hualapai Way, to Town Center Drive.
