Palazzo Monte true to Italian theme

U.S. Home's Palazzo Monte neighborhood in Seven Hills is true to its name, according to Mike DeSilva, president of the builder's Las Vegas Division.

Palazzo Monte, which means "palace in the mountains," is being built on an elevated site with terraced lots and expandable floor plans offering an array of customizing options.

"Instead of street after street of homes that look alike, Palazzo Monte is all about the topography," DeSilva said. "The home sites are stepped, the streets curved -- (much like) in the mountains off the Mediterranean coast. The community has wonderful canyon views, ridge views and city views to offer. Palazzo Monte creates an environment of quiet cul-de-sacs that seem tucked away from the world."

A grand entry to the neighborhood is under construction.

"The design is a ... Roman archway reminiscent of the ancient Roman aqueducts. You will enter through the gates and drive under the aqueduct, which really sets the tone for the community. Even the landscaping will be pure Italy with Italian cypress trees and fountains," DeSilva said, adding that the home exteriors reflect the theme, as well. "We've used new, rich, darker exterior colors (reminiscent) of Tuscany, Florence or Milan."

There are four floor plans.

The single-story Napoli measures 2,550 square feet, and can be expanded to 3,000 square feet. It offers two to five bedrooms, a family room with a media niche, and an adjacent kitchen with a nook and granite counter tops.

The Firenze, a two-story design, measures 3,229 square feet in its standard size, and 3,700 square feet when expanded. Design options include as many as five bedrooms, a media room, loft and study.

The Venezia offers four to six bedrooms and an optional owner-suite retreat. The family room is open to the kitchen, and a loft or secondary family room can be added upstairs.

The two-story Roma ranges from 3,880 to 4,321 square feet and is highlighted by 19-foot ceilings in the entry and formal living areas. The family room is open to the kitchen and nook. The owner suite features dual walk-in closets and a retreat, while a veranda and three-sided fireplace are optional.

The homes are priced from the high $200,000s to the mid-$300,000s.

"Each plan offers a variety of interior design options, so each home buyer can select the modifications that suit their needs," DeSilva said, adding that interior designers are available to assist buyers with their selections.

The builder can also coordinate the installation of home theater systems, category 5 wiring, one-touch exterior lighting systems and outdoor kitchen designs.

To tour the model complex, take Interstate 215 to Eastern Avenue then go south to St. Rose Parkway. Head west to Seven Hills Drive, turn south and proceed to the top of the hill.

The sales office is open from 9:30 a.m. to 5 p.m. daily except Monday, when it opens at 11 a.m.
