American Nevada remains aggressive in development

American Nevada Co.'s commercial portfolio has more than doubled in the past four years with about 2.1 million square feet completed and more than 5 million square feet planned for office, retail, industrial, hotel, gaming and medical projects.

The company's most aggressive development activity has been at the intersection of Green Valley Parkway and Interstate 215 in Henderson.

"This ... is a great place to do business for several important reasons, including the proximity to a strong population and employment base; the vast housing opportunities; and the availability of nearby retail, restaurant and child-care facilities," Greg Jones, vice president of commercial operations, said. "Our tenants have immediate freeway access, and our facilities can accommodate a wide range of businesses, including back-office and call centers that require greater square footage, state-of-the art telecommunications capabilities and the potential for expansion."

PBS&J, an engineering firm, was the first to lease office space in Green Valley Corporate Center, a 94-acre business park at the northwest corner of the intersection. At the time, construction had not begun on the beltway.

"We moved to the (business park) in the earliest phase of its development. There was really nothing else out here," PBS&J executive Todd Kenner said. "Due to the nature of our business, we had been aware of the transportation corridor planned for this area for some time. We work on a daily basis with clients from all over the valley, and the idea of having the freeway close to our front door was very appealing. The transportation corridor was the foundation for our decision to move into this office park. The quality of development we have seen in Green Valley Corporate Center is what has kept us here."

As development progressed, a variety of tenants followed, including technology, communications, education, media, real estate, medical and finance businesses.

The corporate center features suburban class-A office, class-B and multi-use/flex office space. Eighteen buildings have been completed, and the occupancy rate is about 96 percent, according to Jones. Under construction is a three-story, 68,000-square-foot, class-A office building.

On the south side of the interstate, American Nevada Co. is developing Green Valley Corporate Center South, a 90-acre business park between St. Rose Parkway and the western edge of the Green Valley Ranch casino. The complex is part of a 160-acre project that includes the casino and the future Shops at Green Valley Ranch, which will comprise office and retail space, restaurants, and apartments.

Also in the area of the beltway and Green Valley Parkway is Liberty Pointe, a city of Henderson complex on 40 acres. Within the complex is the 84,000-square-foot Henderson Pavilion, a multigenerational and aquatic facility; the Paseo Verde Library; and a police substation. The pavilion provides a venue for performing and visual arts, and features an amphitheater with permanent seating for 2,500 and lawn seating for as many as 5,000 people.

Additional amenities include a 12,000-square-foot gym, 3,000-square-foot fitness room, climbing wall, aerobics room, classrooms, computer lab, demonstration kitchen, child-care and community services offices. The aquatic complex features an activity pool, as well as a 50-meter pool with a diving area.

Other recent development activity in the area includes the completion of Pebble MarketPlace, a 20-acre shopping center anchored by a Smith's Food and Drug Center.

On a 40-acre site at the southeast corner of the intersection, American Nevada has entitlements to build 600,000 square feet of office space.

"The past four years have been a time of exciting commercial development activity for American Nevada and there is much more growth on the horizon," company President John Kilduff said. "We are very pleased with the status of our commercial properties, and we look forward to a year of continued progress in 2003."
