Homes debut in SummerlinSPECIAL TO REAL ESTATE
Five builders have opened seven new neighborhoods in Summerlin, bringing to 40 the number of active residential developments in the master-planned community. Each of the new neighborhoods is located within The Vistas village. Its elevated location provides views of the Las Vegas Valley to the east and the mountains and Red Rock Canyon National Conservation Area to the west. "Since Summerlin's inception in 1990, more than 170 neighborhoods have been developed in the community. Our home builders help create diversity ... by providing homes in a variety of styles and a wide range of prices, meeting the demand for quality homes in a community that delivers a top-quality lifestyle," said Dan Van Epp, president of The Howard Hughes Corp., developer of Summerlin. KB Home is developing two of the newest neighborhoods -- Capri and Somerset. The models for Capri are expected to open in March, although presales are under way at the builder's Sonesta neighborhood, which is nearby. Capri offers one single-story design and four two-story plans, ranging from 1,713 to 2,531 square feet and priced from $186,990 to $215,990. Somerset features one single-story and four two-story floor plans, measuring from 1,231 to 1,858 square feet. Prices start from $155,990 to $183,490. William Lyon Homes is also constructing two neighborhoods. Models for Encanto are open, and showcase three single-story floor plans. Homes measure from 2,524 to 3,001 square feet and are priced from $326,000 to $353,000. Highlights include great rooms, interior courtyards and coffered ceilings. Santalina also offers all single-story designs. Floor plans measure from 2,071 to 2,458 square feet and are priced from $253,000 to $279,000. Features include great rooms, flex spaces and three-car garages. Pulte Homes has opened Paradiso, a gated neighborhood of single- and two-story floor plans measuring from 3,000 to 3,448 square feet. Prices start from the $400,000s. Upgrades include an appliance package featuring the Gustav Mauler seal of approval. Model homes are expected to open in February. Talaverde by Woodside Homes features three single-story floor plans, measuring from 2,128 to 2,537 square feet. Standard features include covered patios, granite kitchen counter tops, and courtyard entries. Homes are priced from $271,990 to $293,990. Canterra, an R/S Development neighborhood, features one single-story design and three two-story plans. Measuring from 1,847 to 2,547 square feet, the homes are priced from the $220,000s. Options and upgrades include porches, balconies and casitas. The neighborhood features its own mini park. The Vistas is an 813-acre village that is marked by two entries, each featuring a 48-foot clock tower. A village park is planned to include lighted softball and soccer fields, tennis and basketball courts, picnic areas, and a community center. Two 6-acre neighborhood parks are planned at the village's north and south entries. A worship site with an accompanying school is planned at the corner of Alta Drive and Desert Foothills Drive. Eventually, The Vistas will be home to 28 neighborhoods, as well as retail centers. Summerlin aligns the western rim of the Las Vegas Valley and is comprised of villages. It has eight golf courses, more than 100 neighborhood and village parks, 105 miles of trails, 17 schools, houses of worship, shopping centers, medical facilities, cultural facilities, business parks, and 175 model homes. Single-family homes, townhomes and condominiums are priced from the mid-$100,000s to more than $700,000. Custom lots ranging from one-half acre to three-quarters of an acre are priced from the $400,000s to more than $1 million, and predesigned custom homes are priced from $500,000 to more than $1 million. Apartments offer monthly rents starting from the high $700s. To visit the home finding center, travel west on Sahara Avenue past Hualapai Way to Town Center Drive and turn north. Or, take Interstate 215 to Sahara Avenue and head east to Town Center. Office hours are from 10 a.m. to 5 p.m. daily.
