North Las Vegas: Builders on board at Aliante

Aliante, a new master-planned community in North Las Vegas, has attracted many of the top home builders in the Las Vegas Valley.

All of the builders active in the first phase were ranked among the top six for sales in Southern Nevada last year, according to Las Vegas-based Home Builders Research Inc. They are: Del Webb, D.R. Horton, KB Home, Pardee Homes and Pulte Homes.

"These builders collectively delivered 7,588 new homes in Southern Nevada during 2002," said Dan Naef, senior vice president of North Valley Enterprises, developer of Aliante. "They are true leaders in their industry and they are integral in our vision to develop Aliante into everything it promises to be."

Dennis Smith, president of Home Builders Research, agreed.

"The builders will obviously be a tremendous draw for buyers, because of their name recognition and their reputations in this market. I think it's going to be an all-around winner for the city, the developer, the builders and the home buyers," Smith said.

Pulte Homes and D.R. Horton recently opened on-site presales offices.

Pulte is building two neighborhoods. Vialetto features single- and two-story floor plans ranging from 1,640 to 2,141 square feet and priced from the $190,000s to the $220,000s. Serenata offers single- and two-story homes ranging from 1,881 to 2,665 square feet and priced from the low $210,000s to the $250,000s.

D.R. Horton is accepting presales for two of its three neighborhoods, all of which will be gated.

Manor features single-story homes ranging from 1,950 to 2,350 square feet and priced from the $190,000s to the $230,000s. Estates, also a single-story home neighborhood, features floor plans measuring from 2,550 to 3,350 square feet and priced from the $230,000s to the $270,000s.

The third neighborhood, The Courts, is slated to open for presales in February. It will offer attached homes measuring from 1,160 to 1,590 square feet and priced from the $100,000s to the $140,000s.

To visit the Pulte and D.R. Horton sales offices, take Interstate 15 to Interstate 215, head west to Simmons Street and follow the signs. Or, take U.S. Highway 95 to the Centennial Parkway East exit and proceed to Frontage Road. Turn right on Frontage, then left onto Interstate 215 eastbound. Exit at Simmons Street and follow the signs.

Pulte's sales office is open Monday from noon to 5 p.m., Tuesday through Friday from 10 a.m. to 5 p.m., and Saturday and Sunday from 10 a.m. to 6 p.m.

D.R. Horton's sales office hours are from 10 a.m. to 5 p.m. daily.

KB Home will soon open an on-site presales center for three neighborhoods, each of which offer single- and two-story homes.

San Destin Ravello's floor plans measure from 1,231 to 1,947 square feet and are priced from the $140,000s to the $160,000s. San Destin Tivoli homes range from 1,717 to 2,546 square feet (expandable to 3,000 square feet) and are priced from the $170,000s to the $200,000s. San Destin Palazzo features designs from 2,022 to 3,803 square feet and priced from the $200,000s to the $250,000s.

Information is available at KB Home's Iron Mountain Ranch neighborhood. To visit, take U.S. Highway 95 to Ann road, head east to Jones Boulevard, then go north to Grand Teton Drive. At Grand Teton, turn right and drive to Sterling Moon. Office hours are from 9 a.m. to 7 p.m. daily.

Pardee Homes will develop Seasons at Aliante, a gated neighborhood of single- and two-story homes. Floor plans will range from 2,500 to 3,600 square feet. Prices are expected to start from $213,000 to $252,000. Sales will begin upon completion of the model-home park this spring.

Del Webb is pre-selling for its Sun City Aliante community for people age 55 and older. Single-story floor plans range from 1,155 to 2,105 square feet and are priced from the mid-$140,000s to more than $230,000. Construction of the model complex and the first phase of the recreation center is under way. The center will provide tennis and bocce courts, a swimming pool, fitness center and clubhouse.

The builder's temporary sales center is located at 7891 Tropical Parkway, Suite 120, in the Centennial Marketplace at U.S. Highway 95 and Centennial Parkway.

Aliante will consist of a primary village and an age-qualified village. At buildout, it will encompass about 7,500 homes for about 20,000 residents. The 1,905-acre site is bordered roughly by Grand Teton Drive, Centennial Parkway, Decatur Boulevard and Clayton Street.

Roughly 430 acres have been designated for recreational and public purposes, including the 20-acre Nature Discovery Park, two traditional parks, more than 24 miles of concrete trails and linear parks, and a scenic 36-acre natural arroyo. The Aliante Golf Course Park will feature an 18-hole, 6,900-yard, par-72 municipal golf course.

Plans also include two public elementary schools, a middle school and a fire station. About 100 acres are allocated for commercial development, including a planned hotel-resort on 40 acres.

The information center is under construction at Aliante, where a grand opening is planned this spring.
