Aliante's master plan appeals to buyers

When Todd and Melissa Seger were ready to move to a larger home, one of the most important considerations was finding a master-planned community. Aliante, located in North Las Vegas, featured a floor plan they liked and a lifestyle ideal for their family of three.

"We considered a number of communities in the valley, but were attracted to the newness of Aliante and the wide range of home styles. Once we found our favorite floor plan, we knew we wanted to act quickly and be among the first home buyers here," said Melissa Seger, a realty agent.

"Another attraction of Aliante was the north valley location, which works great for us. Todd is an Air Force pilot stationed at Nellis."

The couple purchased a single-story home in D.R. Horton's Estates neighborhood.

Seger said they also appreciate the community's amenities.

"Aliante is designed with all of the things that families like having close to home," she said. "We love the Nature Discovery Park, the golf course, the walking trails and the other recreational features that are incorporated in the master plan. We're thrilled with the home, neighborhood and community we found at Aliante."

Aliante is a development of North Valley Enterprises, an affiliate of American Nevada Co. and Del Webb Corp. Its 1,905 acres include primary and age-qualified villages, which will have as many as 7,500 homes.

D.R. Horton, KB Home, Pardee Homes and Pulte Homes are building homes in the primary village, while Del Webb is developing the age-qualified Sun City Aliante.

Homes are priced from the $150,000s to the low $400,000s.

About one-fourth of the community has been designated for recreational and public purposes.

In addition, plans call for two elementary schools, a middle school, a fire station and about 100 acres of commercial development, including a resort with gaming.

To visit, take U.S. Highway 95 to Interstate 215, exit east to Sky Pointe Drive and turn right. Proceed to Frontage Road and turn right, then turn left onto the interstate, exit at Aliante Parkway and go south to the information center, which is open daily from 10 a.m. to 5 p.m.
