Development Update: The Vistas

SPECIAL TO REAL ESTATE

Three home builders plan to open new neighborhoods within the next few weeks in The Vistas village at Summerlin, a master-planned community that aligns the western edge of the Las Vegas Valley.

Greystone Homes will open models next month at Ashton Park, while models are scheduled to open in March at both Woodside Homes' Estancia neighborhood and Toll Bros.' Monterossa.

The single- and two-story homes at Ashton Park measure from 1,611 to 2,498 square feet and are priced from $184,990 to $234,999.

"All Ashton Park floor plans are designed as diversified spaces to create more flexibility in how rooms are used," sales and marketing executive Pam Banaszak said, pointing out that a single-story option offers a "pop top" second-story addition.

Estancia, a gated neighborhood, features single- and two-story homes ranging from from 2,700 to 3,100 square feet. Features include garden rooms, interior courtyards, attached casitas, lofts and wet bars.

Prices start from the $280,000s to the low $300,000s.

"Estancia is Woodside Homes' 10th Summerlin neighborhood," sales agent Julia Giordani said. "In fact, we can take credit for building the very first Summerlin home in March 1991."

Monterossa is designed to blend with the theme of The Vistas village, according to Jake Lucero, project manager for Toll Bros.

"Monterossa embraces The Vistas' Italian style with a rich Mediterranean-style architecture," he said. "Interior courtyards and distinctive architectural detail significantly add to Monterossa's charm and appeal."

Also a gated neighborhood, Monterossa's four floor plans range from 2,210 to 3,100 square feet, and are priced from $264,975 to the low $300,000s.

A neighborhood park with a gazebo and play area is planned, according to Lucero.

The Vistas is the newest village to open in Summerlin, and the first to be developed in the community's western region, according to Stew Gibbons, executive vice president of The Howard Hughes Corp., which oversees Summerlin's development.

"The Vistas is rapidly taking shape west of (Interstate 215) and will serve as a gateway to future western development in the community," he said. "These new neighborhoods are helping to quickly put The Vistas on the map."

The Vistas' two main entrances will each feature a 48-foot clock tower, an arched entry structure and evergreen trees. The village will eventually comprise 28 neighborhoods, most of which will align a central loop road.

Planned amenities include a 25-acre park with softball and soccer fields, tennis and basketball courts, picnic areas, and a community center. Construction of two 7-acre parks is scheduled to begin this year.

A private school and worship site is planned at the corner of Alta and Desert Foothills drives, and an open space/trail corridor will align the north side of Alta, providing miles of scenery and an exercise pathway.

Summerlin has ranked as the nation's best-selling master-planned community for eight of the past nine years. To date, more than 60,000 residents live in more than a dozen villages.

There are eight golf courses, including two Tournament Players Club courses and the Jack Nicklaus-designed Bear's Best course.

Additional amenities include nearly 100 village and neighborhood parks, more than 90 completed miles of the Summerlin Trail System, houses of worship, 16 schools, cultural facilities, business parks, shopping centers, and medical centers. There is also more than 100 model homes.

Single-family homes, townhomes and condominiums are priced from the mid-$100,000s to more than $700,000. Custom lots from one-quarter acre to three-quarters of an acre are priced from the mid-$100,000s to more than $1 million, and predesigned custom homes are priced from $500,000 to more than $1 million. Apartments offer monthly rents from the $700s.

To visit the community's home finding center, take Sahara Avenue west, past Hualapai Way, to Town Center Drive. Or, take Interstate 215 to the Sahara exit.

The center is open daily from 10 a.m. to 5 p.m.
