Molasky to build IRS facility in downtown Las VegasSPECIAL TO REAL ESTATE
PHGSA has been awarded the contract to construct a $25 million Internal Revenue Service office in downtown Las Vegas. The General Services Administration accepted the bid of PHGSA, a subsidiary of Paradise Development Co., which is chaired by real estate developer Irwin Molasky. The bid was one of seven submitted to the federal agency. The four-story, 90,000-square-foot office will be built on 5 acres at the northeast corner of Grand Central Parkway and F Street. "(It) will be a masterpiece design using brushed chrome columns against a curtain wall of double-pane decorative glass," Richard Worthington, president of Paradise Development, said. "In some respects, it will look similar to the recently completed Lloyd George Federal Courthouse building." The size of the parcel allows the developer to plan future federal facilities. "We now have a significant long-term partner on redevelopment projects. We will build upon this project for our future, creating a campus-like development," Lesa Coder, city business development director, said. Mayor Oscar Goodman agreed, saying the project represents "just the tip of the iceberg" for development in the downtown area. "Downtown is an attractive place to live and do business. More of Las Vegas' workforce will now come downtown, which will add to the urban experience that we are witnessing here." Molasky said the project is a perfect example of cooperation between private enterprise and the city. "From a developer's perspective, this site is perfect. It is surrounded by freeway access and is convenient to mass transportation," Molasky said. "I want to thank each of the council members for taking their time to work with us on the many challenges we faced during the planning stages. The Office of Business Development and its staff's dedication, professional creativity and cooperation are the reasons this project is a reality." Paradise Development, an affiliate of The Molasky Group, has designed and developed numerous projects in the Las Vegas Valley, including Sunrise Hospital, Boulevard Mall, Bank of America Plaza, Best in the West and SunMark Plaza shopping centers, and Park Towers at Hughes Center, a luxury condominium development.
