Siena builds on past success

Siena, an age-qualified community in Summerlin, closed out 2002 on a positive note.

"Last year we released a majority of our prime golf course home sites, and we also introduced our Portofino Collection of paired homes. In addition, our golf clubhouse made its debut, and ground was broken on our eagerly awaited community center. (It) was really a year of excitement and growth for the whole community," sales executive Jimmy Jones said.

The developer, Sunrise Colony Co., reported 458 net home sales in 2002. Fewer than 2,000 residences will be built, and about 1,200 homes have been sold.

About one-third of the home sites align the Siena Golf Club, with many offering various orientations.

"Buyers are drawn to these home sites for their beauty and their uniqueness within the community," Jones said, pointing out that for a limited time, buyers of golf course lots receive a bonus. "While each golf course home site purchase includes a golf cart, the tiered incentive credit package is based on the home site premium."

The incentive credits may be applied to the purchase of golf merchandise, lessons or rounds; food and beverage; lifestyle enhancements, including massages, manicures, fitness classes and personal training; homeowners association dues; and design studio credits.

Since the Portofino Collection was introduced last year, more than 100 homes have been sold, according to Jones.

"Buyers are drawn to the collection because it affords them the opportunity to live in our community and enjoy all of the amenities, but in a home that is slightly smaller and perhaps more convenient for single residents, part-time residents and out-of-town owners," he said.

Four attached floor plans are available, measuring from 1,040 to 1,378 square feet and priced from the $150,000s to the high $170,000s.

All villas feature a master suite with a walk-in closet, two baths, and a kitchen with built-in appliances and recessed lighting.

Each villa's exterior includes a covered porch with an 8-foot entry door, a rear yard with covered patio, a finished two-car garage and curbside mail service.

The golf clubhouse and pro shop anchor the 18-hole, par-72, daily-fee Siena Golf Club. The Siena Bistro, a full-service restaurant, offers indoor and patio dining in a relaxed atmosphere. The Bistro also hosts various social gatherings.

The club is open to golfers of all ages, however, Siena residents are given special rates and preferred tee times.

The 39,000-square-foot community center is under construction and expected to open this summer with a dome-shaped lobby and lounge, as well as a grand ballroom. The facility will also house a business center, arts and crafts, and card and game rooms. Meantime, an interim social center is open with a full-time, on-site activities manager.

The health and fitness center provides numerous workout opportunities in addition to a wellness center overseen by Summerlin Hospital Medical Center.

"Within its guarded gates, private streets and patrolled neighborhoods, Siena's residents have access to an unparalleled variety of recreational and social activities to enjoy including golf, swimming, dancing, bocce ball, tennis, craft clubs, social organizations and much more," Jones said. "It has been a wonderful treat to watch this amazing community mature, and now that almost all of the recreational and social amenities are in place, we are seeing an influx of buyers who have been waiting to see how the community would develop. We also are noticing buyers who are purchasing multiple homes within the community. Some are upgrading and some are looking to the future."

New homes at Siena are priced from the $150,000s to the $390,000s plus home site premiums. Six Italian-themed collections feature 18 single-story floor plans measuring from 1,040 to 3,200 square feet. Each plan offers three exterior designs and customizing opportunities. Available with select plans are courtyard fireplaces and casitas with separate entrances. Interior designers are on-site to assist buyers.

Also on-site is The Siena Resale Group, which assists homeowners with marketing their current home.

To tour the model village, take Sahara Avenue or Interstate 215 to Town Center Drive and go south to Siena Monte Avenue. Hours are from 9 a.m. to 5 p.m. daily.
