Second Ridges neighborhood opens



With the near sellout of Promontory, a custom-home neighborhood in Summerlin's The Ridges village, a second neighborhood, Arrowhead, debuted earlier than originally anticipated, according to Dan Van Epp, president of The Howard Hughes Corp., which is developing Summerlin.

The new neighborhood features 23 half-acre to three-quarter acre lots, all fronting the Bear's Best Las Vegas golf course at holes 10, 11 and 15. The first phase of the double-gated neighborhood offers eight home sites priced from $560,000 to $669,000.

The Ridges occupies the western rim the Las Vegas Valley, overlooking the city.

"The astoundingly beautiful surroundings adjacent to Red Rock Canyon National Conservation Area, coupled with proximity to Bear's Best Las Vegas and the glittering views of Las Vegas to the east, create an incomparable setting," Van Epp said.

The Ridges includes a mix of custom and luxury production-home neighborhoods, accessed by a landscaped parkway that is guard-gated.

A fitness center and a 3-acre park are planned for the use of neighborhood residents.

The community's theme of sophisticated, casual desert living is reinforced through creative site planning, horizontal architecture and colors that blend with the surrounding environment, and appropriate landscaping, according to Van Epp.

Summerlin has ranked as the nation's best-selling master-planned community for nine of the past 10 years, according to independent surveys by Robert Charles Lesser & Co. It was recently named the 2002 New Community of the Year by Urban Land Institute, a national development organization.

The community features eight golf courses, more than 100 parks, nearly 105 miles of trails, 17 public and private schools, houses of worship, shopping centers, medical facilities, cultural facilities, business parks and 165 model homes.

Homes are available in a variety of styles, including single-family homes, townhomes and condominiums. Prices start from the mid-$100,000s to more than $700,000.

Custom-home sites from one-half to three-quarters of an acre are priced from the $400,000s to more than $1 million, and predesigned custom homes are priced from $500,000 to more than $1 million.

Apartments offer monthly rents starting from the high $700s.

To visit the sales center, travel west on Desert Inn Road until it ends, turn left and follow the signs. The center is open daily from 10 a.m. to 5 p.m.
