Residences at MGM Grand sales begin

Turnberry Associates and MGM Grand launched sales this week for The Residences at MGM Grand Las Vegas, the first condominium-hotel complex on the Strip.

"The MGM Grand project is a wonderful opportunity for us to partner with one of the country's most recognized hotels," Turnberry executive Jeffrey Soffer said. "We plan to draw on our expertise in the Las Vegas and condo-hotel markets to build one of the most desirable places in the world to live and vacation."

Groundbreaking for the first of six planned 40-story towers is tentatively scheduled for late 2004 at the northeast end of the resort's 116 acres. The tower will feature 576 units that are expected to be priced from $350,000 to $1.5 million.

Floor plans will measure from under 600 to nearly 1,600 square feet.

Studio suites will feature a bedroom and sitting area, kitchenette and one bath. Some will include a balcony. The one-bedroom suites will contain a full kitchen with dining area, living room, two baths and a balcony. Two-bedroom combination suites will be able to sleep as many as seven people.

Interiors will feature crown molding, raised-panel wood doors, granite counter tops, Italian kitchen cabinetry and upscale appliances in addition to spa tubs, bedroom carpeting, HDTVs, high-speed voice/data systems and storage closets. Each unit also will be fully furnished, from linens to tableware.

Planned common amenities include a fitness center, concierge, lobby staff, swimming pool and 24-hour security.

The sales office, which is located in the hotel's Studio Walk, features a furnished two-bedroom model. Hours are from 9 a.m. to 9 p.m. daily.

Florida-based Turnberry Associates is also developing Turnberry Place, a $650 million luxury high-rise complex on Paradise Road, south of Sahara Avenue.
