Presales under way at U.S. Home's Palazzo Monte

Presales are under way at Palazzo Monte, a U.S. Home neighborhood being developed on an elevated site within Seven Hills, a planned community in Henderson. The model homes are slated to open by early spring.

"...These type of rare hillside home sites generate a lot of attention," sales and marketing executive Vicki Zoot said. "Now that the first phase of the community is available for sale, we predict sales will move at a very rapid pace."

A gated and landscaped entry is planned at the neighborhood, where buyers can choose from four designs in the builder's Laureate Series of homes. Prices start from the high $200,000s.

The single-story Napoli is available in three variations, ranging from 2,550 to more than 3,070 square feet. This plan can be built with four bedrooms and 2 1/2 baths or five bedrooms and three baths.

"The design options in just this one model give our buyers the opportunity to select the amount of square footage they want for the home and the ability to personalize the use of the space to fit their wants and desires," Zoot said.

"It's like having a number of different home designs to choose from, each developing from the basic floor plan. A home buyer can create a home that is simplicity itself or opt for the ultimate in extravagance. Our design center was specifically created to give our home buyers as many creative ideas as possible to put the finishing touches on their new home."

The builder also offers a pair of two-story floor plans -- Roma and Firenze -- in addition to the Venezia tri-level design. Each offers a choice of square footages, ranging from 3,229 to more than 4,500 square feet.

The two-story Roma is the largest plan, offering 3,880 to more than 4,500 square feet. In its smallest version, this home offers five bedrooms, three baths and a loft.

The home's exterior is highlighted by stone and brick facings. An optional front veranda is available in a variety of designs that include ironwork detailing and textured stucco finishes. Buyers are given a choice of four exterior paint colors.

Both the Napoli and Roma models are under construction at Palazzo Monte. To visit the site, take St. Rose Parkway to Seven Hills Drive, which is west of Eastern Avenue, and go south.

The other homes are modeled at the builder's Carriage Hills and Wellington Estates neighborhoods.

To reach Carriage Hills, take St. Rose Parkway to Green Valley Parkway, go south and follow the signs. It is situated just south of the Carriage Lane neighborhood.

Wellington Estates can be reached by taking Las Vegas Boulevard south, past Wigwam Avenue, to Silverado Ranch Boulevard and going east, following the signs.

Features, per plan, include three-car garages, granite counter tops in the kitchen, oak cabinets in a choice of finishes, ceramic-tile flooring at entry, Colonial trim and baseboards, covered patios, double-door pantries, breakfast nooks, and built-in menu desks.

Owner suites offer walk-in closets, cultured-marble tubs, separate showers, enclosed toilets, and dual-sink vanities with cultured-marble tops.

U.S. Home is also developing two neighborhoods in northwest Las Vegas.

Copperfield offers nine floor plans on home sites ranging from 70X105 to one-third of an acre. Prices start from the $180,000s. Torrey Pines Ranch is in presales and offers half-acre cul-de-sac lots. Prices start from the mid-$200,000s.

Stillwater Canyon is located in the southwestern valley and features nine floor plans on 70X110 lots. Prices start from the $200,000s.

Buyers can also choose from nine designs at Palm Hills, which is being developed in the foothills of Black Mountain in Henderson. Homes are priced from the $140,000s to the low $200,000s. The neighborhood features a guard-gated entrance, hillside home sites, a park and a clubhouse.

The builder's Custom Residential Division office is located at Paseo Place Estates on Buffalo Drive, just north of Sahara Avenue.

All of the builder's sales offices and model homes are open from 9 a.m. to 5 p.m. daily except Monday, when they open at 11 a.m.
