Summerlin reports year of prosperity



At Summerlin, 2001 was a year of growth and milestones, according to the developer of the master-planned community.

The community recorded nearly 3,000 new-home sales, set three weekly home-sales records, and marked its 20,000 home sale in December.

"For the tenth consecutive year since its inception, Summerlin turned in another year of strong sales," said Dan Van Epp, president of The Howard Hughes Corp., which oversees Summerlin development.

Community endorsement and satisfaction is echoed in results of a 2001 survey in which Summerlin received a 97 percent approval rating from its residents. Recreational and community activities, along with community amenities, also scored well with a 93 percent approval rating, according to Van Epp.

Last year Summerlin opened The Vistas, an 813-acre mixed-use village with 28 neighborhoods. Retail centers, three parks, a school site and a worship site are planned for the village.

The Ridges village opened two neighborhoods: the custom-home development of Promontory developed by Hughes Corp., and Topaz Ridge with luxury residences by William Lyon Homes.

The year also saw the completion of several amenities: the completion of the Western Beltway along its eight-mile stretch through Summerlin to Cheyenne Avenue; the completion of several more miles of the Summerlin Trail System, increasing its total above 90; the completion of The Gardens Park, home to Summerlin's first roller hockey and skateboard area; the completion and opening of Bear's Best Las Vegas, the first of Jack Nicklaus' new golf course concept featuring replications of his signature holes; and the opening of the Las Vegas Valley's first Hindu Temple, located in The Arbors village.

Construction began on two office buildings totaling 100,000 square feet in The Crossings Business Center, and five buildings totaling 280,000 square feet were completed in Corporate Pointe, the first business park in Summerlin Centre.

Retail centers opening during the year were the 145,000-square-foot Center Pointe, a neighborhood shopping center; Canyon Pointe, a 600,000-square-foot community shopping center; and the Charleston Auto Care Plaza, which opened in May.

All three retail centers are in Summerlin Centre along West Charleston Boulevard.

"During the coming year, Summerlin will experience many more milestones," Van Epp said. "Our new villages will continue to take shape, new parks will open, significant progress will be made on the community's new shopping centers, construction will begin on a new public elementary school, neighborhoods will sell out and new ones will open. In short, Summerlin will continue its evolution as a community of the 21st century -- a place to call home for residents of all ages and incomes."

Single-family homes, townhomes and condominiums are priced from the mid-$100,000s to more than $700,000.

Custom lots from one-quarter acre to three-quarters of an acre are priced from the mid-$100,000s to more than $3 million, and predesigned custom homes are priced from $500,000 to more than $1 million. Apartments offer monthly rents from the $700s.

To visit the home finding center, take Sahara Avenue west, past Hualapai Way, to Town Center Drive. Or, take Interstate 215 to the Sahara exit. The center is open daily from 10 a.m. to 5 p.m.
