Pardee heralds Nevada Trails

Community at heart of builder's activity in southwestern valley

Pardee Homes' Nevada Trails community anchors the builder's developments in the southwestern Las Vegas Valley, including three new neighborhoods that are set to open early this year.

"Nevada Trails has grown into an established community with some 23 acres of parks and 10 acres of trails," sales director Ray Landry said. "With 12 floor plans offered among three neighborhoods, as well as a number of established neighborhoods in the community, Nevada Trails definitely anchors our offerings in the southwest."

Landry said a recent independent survey of home buyers at Nevada Trails revealed that the top reasons for their purchase decisions were the community's amenities and the floor plans. Respondents cited the palm-lined entry, parks and walking trails, as well as the home exteriors and features such as courtyards and single-story designs.

New homes are available within three neighborhoods at Nevada Trails.

Acacia's homes feature coutryard entries, and are available in four single- and two-story designs. They measure 1,989 to 3,495 square feet with as many as five bedrooms and four baths. Prices start from $454,200 to $563,450.

Mesquite's single- and two-story floor plans range from 1,535 to 2,435 square feet with as many as five bedrooms and three baths. Great rooms are standard, per plan. The homes are priced from $359,700 to $469,200.

Palo Verde's courtyard homes are available with as many as six bedrooms and five baths. They measure 2,817 to 5,051 square feet and are priced from $594,950 to $691,450.

All three neighborhoods are a part of the builder's LivingSmart program, which provides environmentally sensitive features and options such as fluorescent lighting, low VOC paint, tankless water heaters and central vacuum systems.

To reach Nevada Trails, take the Las Vegas Beltway to Rainbow Boulevard, go one mile south to Robindale Road and turn right. The sales office is open from 10 a.m. to 5 p.m. daily except Mondays, when it opens at 11 a.m.

Pardee's first new neighborhood to open in 2006 will be Trail Ridge, which is located at the northeast corner of Durango Drive and Blue Diamond Road. Grand-opening festivities are scheduled for Jan. 21 and 22. Trail Ridge will feature groupings of single-family homes built around a central square, and amenities such as a pool, playground and picnic area. Prices are anticipated to start from the $300,000s.

In April, the builder plans to introduce two new neighborhoods within Mountain's Edge, where the builder already has two neighborhoods in development.

The new San Mateo neighborhood will comprise two-story residences ranging from 1,532 to 2,405 square feet with three or four bedrooms. The other new subdivision, La Puerta, will encompass single- and two-story homes measuring 1,577 to 1,985 square feet with three to five bedrooms. Prices at both neighborhoods are anticipated to start from the $300,000s.

The previously opened Montelano subdivision has four floor plans available, ranging from 2,008 to 3,378 square feet and priced from $428,900 to $537,450. At Mirador, homes measure 2,416 to 3,801 square feet and are priced from $483,900 to $594,900.

"Mountain's Edge continues to be one of the top-selling master-planned communities in the nation and we're proud to continue to be a part of the community in 2006," Landry said.

To visit Mountain's Edge, take Interstate 15 to Blue Diamond Road and go west to Buffalo Drive.

Pardee has built more than 30,000 homes in Southern Nevada since 1952.
