Hughes boosts office space in Summerlin



The Howard Hughes Corp. plans to develop nearly 6 million additional square feet of office space in Summerlin over the next 10 years, bringing the total square footage of office space in the community to nearly 7 million.

Five major business centers are in various stages of development, totaling 1 million square feet. They will include flex, build-to-suit and class A.

"As Summerlin is maturing, the pace of office development is accelerating dramatically," Charlie Blenkhorn, director of development for Hughes Corp., said recently.

"We are seeing more companies seeking well-designed offices within walking distance to shopping, entertainment and restaurants. Plus, the advantages to employees who live in surrounding communities are significant with the elimination of long and difficult commutes."

The Crossing Business Center is located on Town Center Drive, just south of Summerlin Parkway. Already home to companies such as Bank of America's National Dealer Lending Center, Williams-Sonoma Inc. and Household Credit Services, the 110-acre complex has more than 777,000 square feet developed to date and will encompass 1.2 million square feet when completed in 2004.

Howard Hughes Plaza is located on 18 acres at Charleston Boulevard and Hualapai Way. The complex is home to Hughes Corp., Red Rock Community Bank and G.C. Wallace Engineering. A second 70,000-square-foot building and several 20,000-square-foot buildings on 1.5-acre for-sale lots will complete this 243,000-square-foot class A business center in 2004.

Within Summerlin Centre, the community's emerging urban town center, is the newest business park -- Corporate Pointe. This 54-acre business center features five buildings totaling more than 280,000 square feet. Tenants include Lowestfare.com, Fairfield Acceptance, Sallie Mae and Nevadacare. In addition, a 58,000-square-foot building is under construction, and will complete the center's first phase north of Charleston.

Two buildings totaling 116,000 square feet on the south side of Charleston are in the design phase with construction slated to start in mid-2002. When completed in 2004, Corporate Pointe will encompass 660,000 square feet.

Two additional business centers are planned. One will be developed on a 35-acre site at Town Center Drive and Interstate 215, the other on a 74-acre site in the western portion of Summerlin Centre.

Developed by Hughes Corp., Summerlin is unfolding in villages.

The community is home to eight golf courses. Also featured are nearly 100 village and neighborhood parks, more than 90 completed miles of trails, houses of worship, 16 schools, cultural facilities, shopping centers, medical centers and more than 100 model homes.

Single-family homes, townhomes and condominiums are priced from the mid-$100,000s to more than $700,000.

Custom lots from one-quarter acre to three-quarters of an acre are priced from the mid-$100,000s to more than $3 million, and predesigned custom homes are priced from $500,000 to more than $1 million. Apartments offer monthly rents from the $700s.

To visit, take Sahara Avenue west, past Hualapai Way, to Town Center Drive. Or, take Interstate 215 to the Sahara exit. The center is open daily from 10 a.m. to 5 p.m.
