Home sales continue at Aliante



Presales continue for the first six residential developments in the Aliante master-planned community in North Las Vegas, with another two neighborhoods set to begin presales this month, said Dan Naef, senior vice president of North Valley Enterprises.

An affiliate of American Nevada Company and Del Webb Communities, North Valley Enterprises is developing the 1,905-acre community. It will comprise as many as 7,500 homes and approximately 20,000 residents.

"Our first builders are now accepting presales at their temporary off-site locations and in the coming weeks, temporary sales centers are scheduled to begin opening within the Aliante community. Until that time, we're asking prospective buyers to contact their selected builder first, rather than driving out to the site. All of the necessary information is available at the off-site presales centers and the sales consultants can accompany visitors to the future neighborhood sites," Naef said.

KB Home is building three neighborhoods of one- and two-story homes measuring from 1,231 to 3,803 square feet. They will be priced from the $140,000s to the $250,000s.

Information is available at its Iron Mountain Ranch neighborhood. To visit, take U.S. Highway 95 to Ann Road, head east to Jones Boulevard, and then go north past Farm Road. The sales office is open from 9 a.m. to 7 p.m. daily.

Pulte Homes is offering two neighborhoods with one- and two-story homes. The designs, measuring from 1,520 to 2,665, will be priced from the $180,000s to the $250,000s.

Presales and information are available at the builder's Diamond Creek neighborhood. To visit, take U.S. Highway 95 to Centennial Parkway, head east to Jones Boulevard and go north. At Elkhorn Road, turn right and proceed to Thom Boulevard. Hours are noon to 5 p.m. Monday, 10 a.m. to 5 p.m. Tuesday through Friday, and from 10 a.m. to 6 p.m. Saturday and Sunday.

Del Webb Communities has sold more than 140 homes at its age-qualified portion of the community. Single-story homes ranging from 1,155 to 2,105 square feet are available and are priced from the mid-$140,000s to more than $230,000.

A temporary sales center is located at 7891 Tropical Parkway, Suite 120, in the Centennial Marketplace at U.S. Highway 95 and Centennial Parkway.

D.R. Horton will begin presales later this month for two of the three neighborhoods it is building. The available homes will be single story, range from 1,950 to 3,350 square feet, and be priced from the $190,000s to the $270,000s.

The builder's third neighborhood, set to begin sales in February, will feature attached homes ranging from 1,160 to 1,590 square feet and priced from the $100,000s to the $140,000s.

Pardee Homes will begin sales at its gated neighborhood of one- and two-story homes upon completion of its model home center this spring. The homes will range from approximately 2,500 to 3,600 square feet and be priced from $213,000 to $252,000.

Dea McDonald, vice president of land development for North Valley Enterprises, said that construction of improvements and amenities continues throughout the community.

"Construction is substantially on schedule throughout the entire Aliante community. Excavation has been completed for the lake in the Nature Discovery Park and we anticipate having the entire park facility completed this spring," McDonald said.

About one-quarter of the community has been designated for recreational and public uses. Planned amenities include parks, trails, a scenic arroyo, and an 18-hole municipal golf course.

Additional plans call for two elementary schools, a middle school, a fire station and library. Commercial development will include shopping centers, office parks, restaurants and a gaming hotel on 40 acres.

An official grand opening is scheduled for the spring.
