CityMark hosts broker event for downtown project

Professionals receive presentation on mid-rise, mixed-use juhl

With CityMark Development's reputation, it's no surprise that juhl, the company's mid-rise, mixed-use project in downtown Las Vegas, was a big hit at a recent event hosted for real estate professionals, where it was announced to about 150 guests that more than $51 million in contracts had already been written, according to representatives for the developer.

The loft-style condominiums, live-work units and other components of the project play a significant role in the revitalization of the city's core, according to Marianne Pepe, regional account manager for the developer, who said interest has come from myriad buyers, all of whom are "captivated by the energy and urban character that incorporates the beauty of the desert landscape."

The company's track record includes similar redevelopment projects in downtown San Diego, which attracted an array buyers through unusual architecture and an array of residential units.

"The common thread is that our home buyers tend to be very active and want to enjoy the upscale urban experience of a walkable downtown," she said. "juhl offers all the character and convenience of city living along with some very impressive appointments."

Designed by the architectural firm of Martinez and Cutri, juhl comprises five buildings of various heights and facades, including a 15-story tower with extensive use of glass. Inside, there are 341 residential units in more than 100 floor plans. Ranging from 600 to a 2,500 square feet, the one- and two-story designs include live-work lofts, mid-rise and high-rise lofts, townhouses, flats and penthouses.

Prices start from the mid-$200,000s. Contract sales are under way.

Interiors feature floor-to-ceiling windows, exposed mechanicals and concrete surfaces, energy-efficient air conditioning and heating, private patios or balconies, and high-speed Internet access. Kitchens come with granite counters, maple cabinetry and stainless-steel appliances. Buyers may move select walls to customize their interior space.

Common-area amenities include a two-story fitness center, a landscaped rooftop courtyard with a swimming pool and spa, gated underground parking and 24,000 square feet of retail space.

The surrounding city offers shopping, restaurants and clubs, galleries, commerce centers and entertainment within walking distance.

To visit the information studio, take Interstate 15 to Charleston Boulevard and exit east. Head north on Grand Central Parkway, then go east on Bonneville Avenue to 255 E. Bonneville. Office hours are from 10 a.m. to 5 p.m. daily except Mondays, when it opens at noon.
