Perma-Bilt opens Southern Terrace Clubhouse

SPECIAL TO REAL ESTATE

Perma-Bilt Homes opens the Southern Terrace Club today at the Southern Terrace community in the southwestern valley. From noon to 3 p.m., the public is invited to tour the new facility and enjoy the festivities, which will include a radio remote, refreshments and entertainment.

To attend, take Interstate 215 to Russell Road, go west to Fort Apache Road and turn left.

Daniel Schwartz, president and CEO of Perma-Bilt Homes, said the clubhouse is the focal point of the community, which is comprised of four neighborhoods. Fifteen model homes are open.

"Residents at Southern Terrace don't need to incur the expense of putting a swimming pool in their back yard or purchase equipment for a home gym, because they have two resort-caliber pools and top-of-the-line facilities readily available to them," Schwartz said. "And, we've designed the club to be a social center of the community, with opportunities for neighbors to get together and celebrate holidays, birthdays and other special occasions."

Robert Hezmalhalch architects of Irvine, Calif., designed the clubhouse to blend with its environs.

"(It's) is on par with the finest resort clubhouses in the valley," Schwartz said. "The club's exceptional architectural style utilizes stone in colors that complement the surrounding area, and the facility itself is truly unmatched from its design to the amenities."

The Southern Terrace Club is situated on a 2-acre site with a family pool, adults-only pool, spa, children's activity center, playground, poolside picnic and barbecue area, health club with workout equipment, an aerobics area, saunas, locker rooms and a massage facility. A full-time director is on-site.

The builder is also developing a 12.5-acre open area that will include an exercise trail with desert landscaping and mountain views.

All homes in the community are built using energy-efficient technology, which can reduce energy costs by as much as 30 percent over a standard home.

"With energy costs continuing to rise significantly, more and more buyers are looking at homes with the Comfort Wise and Energy Star designations," Schwartz said. "In our desert climate, the use of energy-efficient windows, special duct sealing and high-efficient heating and air-conditioning units have finally become a way of life instead of just an option, and we're proud that each plan at Southern Terrace meets these high standards for energy efficiency."

There are four two-story designs in the Autumn Ridge neighborhood. Floor plans measure from 1,563 to 1,953 square feet with as many as four bedrooms. Prices start from the $150,000s.

Four plans are also available at Somerset, ranging from 1,379 to 2,467 square feet with as many as five bedrooms and three baths. Features include island kitchens, tandem three-car garages and owner-suite retreats.

The Estates at Southern Terrace will contain the Ridgemont and Monterey neighborhoods, both of which will be gated. Design elements include split three-car garages and courtyard entries.

Ridgemont is an all-single-story neighborhood featuring four floor plans. They measure from 2,223 to 2,759 square feet with as many as five bedrooms and four baths, and are priced from the $230,000s.

Monterey offers two-story homes, ranging from 2,860 to 3,541 square feet with six bedrooms and five baths. The homes are priced from the low $300,000s.

"We have a wonderful mix of product line, ranging from single-story, ranch-style homes to spacious executive homes with up to six bedrooms, five baths, three-car garages and courtyard entries," Schwartz said.

"The community is enhanced with a variety of recreational options as well as charming tree-lined streets and abundant landscaping throughout."

The sales office is open from 10 a.m. to 5 p.m. daily except Monday, when it opens at 11 a.m.
