Mother-son team enjoy William Lyon's single-story living at Tramonto

Virginia Sharland and her son, Michael Sharland, wanted to go in on a home together, but they had difficulty finding a floor plan to meet their needs. During their search, their Realtor introduced them to Tramonto within the 1,050-acre, master-planned golf course community Mountain Falls, 45 miles west of Las Vegas in Pahrump.

"When we saw Plan Four, it jumped off its foundation at us. We're very picky, but we knew that was it," Virginia said. "Every home we looked at in Las Vegas had tiny secondary bedrooms, but this plan was completely different."

Tramonto is an all single-story neighborhood set within the Mountain Falls master plan, which also offers the single-story developments Cascata, Cascata Ancora and Bella Sera.

The neighborhood's 2,445-square-foot Plan Four includes four bedrooms, up to three baths and three-car garage. The design features a family room in addition to formal living and dining rooms.

It can be built with an office, bonus room, den or secondary bedrooms suite. The family room separates the master suite from the secondary bedrooms.

"I have my area and mom has the master suite," Michael said. "The bedrooms are large and it's just perfect. I love driving up, seeing the house and pulling into the garage -- my garage. We worked hard to purchase this home and it feels really good."

Virginia and Michael said they received their keys long before they expected, with the help of William Lyon Financial Services. "We signed papers in early December and were told we'd close in 2006. We didn't think it would happen so quickly, but everything fell into place." Virginia said.

The mother and son team are making plans to extend their living space to the outdoors. "We have a huge backyard. We want to build a pool and make a nice outside area for relaxing," Virginia said.

The neighborhood's single-story layouts measure from 1,970 to 2,445 square feet with as many as four bedrooms and three baths, and three-car garage.

Prices begin in the mid-$200,000s.

For a limited time, home buyers using the preferred lender receive a free two-year family membership to Mountain Falls Golf Club, the community's 8-hole parkland course.

The incentive, offered by William Lyon Homes, is only available at Tramonto.

Model homes are open from 10 a.m. to 5 p.m. daily, except Mondays when they open at noon.
