Sullivan Square project to promote green living

The skyline is changing in Las Vegas and Sullivan Square plans to be a part of that change, according to Kenneth Smith, president of Glen, Smith & Glen Development, Sullivan Square's developer.

The urban mixed-use project will encompass residential units, shops, restaurants, outdoor amenities and an office building, all designed to be environmentally friendly.

"Urban mixed-use communities need to incorporate grocers, bakeries, butchers, dry cleaners and other shops that people frequent almost every day," Smith said.

Genuine mixed-use projects draw people back to the village lifestyle, according to Smith.

The development will adopt a green-living philosophy, according to Smith, who said the project will meet the U.S. Green Building Council's Leadership in Energy and Environmental Design (LEED) certification standards, promoting a healthier environment and cost savings to its residents.

In addition to its pedestrian-friendly design, parks and grassy areas, green-living elements will include low-toxin residential interior paints and carpeting and efficient plumbing fixtures.

Light-colored street pavers and roofing materials will be used to reduce the heat island effect on the community. Its on-site water treatment system is expected to save about 45 million gallons of water per year by capturing water from residences. The water will be used to irrigate the project's common areas.

Sullivan Square's Madison Tower I is currently offering 160 units with more than 20 floor plans, ranging in size from 600 to more than 1,800 square feet.

Prices start in the high $300,000s. Upon completion, the community will include about 1,300 residences with six options of urban living -- high-rise towers, terraced condominiums, Chicago-style lofts, brownstones, townhomes and live/work space.

To visit, from Interstate 215 South, Las Vegas Beltway, exit on Russell Road and head north on Frontage Road. Turn east on Hacienda and south into The Park at Spanish Ridge.

The sales center is at 8930 Spanish Ridge Ave. and is open 9 a.m. to 5 p.m. daily.
