Toll Brothers brings luxury townhomes to The Ridges

Fairway Hills opens sales in Summerlin custom village






Sales are underway at Toll Brothers' Fairway Hills in Summerlin's The Ridges. Fairway Hills opens as a golf-course townhome neighborhood within a custom-home village.

In addition to its contemporary desert-design theme, the development has drawn the attention of buyers looking for the convenience of a townhome and the exclusivity of a Summerlin Ridges address, according to Gary Mayo, group president for Toll Brothers.

"The homes at Fairway Hills will feature superior architectural details and innovative designs that compliment the mountain and golf-course views, both hallmarks of The Ridges," Mayo said.

Located on Jack Nicklaus' Bear's Best Las Vegas golf course, the development will offer a private clubhouse with fitness center, media room, swimming pool, three spas, barbecue site, fire pit, recreation area, putting green, covered community patio and catering kitchen.

Townhomes range from 1,966 to 2,956 square feet in six floor plans featuring two-, three- and four-bedroom options.

The residences are priced from the mid-$600,000s.

The builder has constructed more than 2,000 homes in the Summerlin community. Fairway Hills is the home builder's first development in the custom-home village.

According to Peggy Chandler, senior vice president of community development for The Howard Hughes Corp., an affiliate of General Growth Properties and developer of Summerlin, the village has achieved national billing as a coveted address for luxury in the Las Vegas Valley.

"The Ridges is an extremely desirable location for exclusive and elegant living in Southern Nevada," Chandler said.

The nearly 800-acre village is adjacent to Red Rock Canyon National Conservation Area and encompasses six custom-home neighborhoods and Club Ridges, a 10,000-square-foot private clubhouse that will feature a fitness center, tennis pro-shop and a variety of outdoor amenities including tennis courts, a lap and play pool and park area. Club Ridges is expected to open late spring 2007.

Developed by The Howard Hughes Corp., the surrounding 22,500-acre master-planned community began to take shape in 1990.

Located along the western rim of the Las Vegas Valley, it is home to more than 95,000 residents.

With as many as 7,500 acres still to develop, including its urban core, Summerlin Centre, the community is home to 100-plus neighborhood and village parks, more than 120 completed miles of the Summerlin Trail System, 19 public and private schools, houses of worship, shopping centers, medical facilities, cultural facilities and more than 60 model homes.

Homes by the country's premier builders are priced from the high $100,000s to more than $1 million.

Custom home sites in The Ridges begin in the $500,000s. Apartment homes offer monthly rents starting from the low $1,000s.
