Wagners offer mom-n-pop service

As a mom-n-pop operation, Monica and Paul Wagner are members of a dwindling segment of Southern Nevada builders.

"I simply cannot imagine selling out," said Paul, who founded the company more than 20 years ago. "For one, I really get a thrill out of the business. Granted, it's a lot of work, but people need homes and there is a great sense of satisfaction knowing that we have helped meet that need."

According to the builder, the company employs as many as 30 valley residents, ranging from construction workers to office personnel to maintain operations here.

The couple met while working at Coldwell Banker in the 1980s. Both are still brokers.

The company's first homes were constructed in the eastern portion of the valley and has since concentrated in the southwestern and northwestern valley. Wagner said land value plays a part in selecting areas of the valley in which to build.

"The biggest problem today -- especially to the home builders who started here in the past few years -- has been trying to pencil the land costs into the price of a home," he said. "For dollar-per-square foot, our homes are the most value-packed in the valley."

Neighborhoods by the builder include Day Dawn Fusion at Fort Apache and Alexander Roads; Day Dawn Crossing and Day Dawn Crossing II at Tenaya Road and Durango Drive; and Day Dawn Vista at Deer Springs Way and Fort Apache Road.

Ranging from two to five bedrooms, designs offer as much as 2,960 square feet in one- and two-story models. The homes are priced from the $300,000s.
