Christopher staff helps buyers tweak floor plans


Christopher Homes provides consultation with one of its architectural designers to home buyers at the company's neighborhoods. This service enables buyers to create a home that best suits their tastes and lifestyle, while expediting the selection of options and the actual construction process, according to architectural designer Katherine Little.

"The first consideration is how their selected residential design will work with their chosen home site," Little said. "We want to be sure that the home they have chosen is positioned on the home site to take maximum advantage of any potential views; to offer optimum set-back and backyard space; and to accommodate any structural modifications they may have in mind. We can generate a plot plan drawing and transmit it electronically to the sales office. This helps the prospective buyer to envision exactly how the home will work with the particular home site they have chosen.

"If the buyer knows, at that time, which customizing options they desire, I can also include those options in the initial drawing. As an example, a home buyer may walk through one of our models and tell the sales consultant he loves the home, but wants to add a room, expand a room, add a large covered patio or include any of the multitude of variations we have available. Within about 30 minutes, we can transmit a drawing of the modified plan, showing how the floor plan will relate to those modifications," she said.

"As soon as the plan harmonizes with the wishes and needs of the buyer, it is approved and accepted and construction of the home can begin. If none of our pre-approved variations work, we are also willing to sit down with a buyer and do everything possible to help them achieve the goal of creating their personal dream home."

Little said she and her colleagues review all floor plans and maintain many variations of each model.

"When we first receive plans from our architects, we study them and immediately begin to create viable floor plan variations which we feel will be most appealing to our buyers. When we are finished with a basic floor plan, we generally have anywhere from 20 to 30 variations for it. We then proceed to have those variations approved by the city or county, so they are ready to use if we need them."

The builder offers numerous options at all of its neighborhoods, including elevators, courtyard fireplaces, wine cellars, casitas, secondary suites, extra bedrooms and baths, bonus rooms, libraries, and wet bars.

Each buyer also receives free consultation with an interior designer, who can assist buyers shopping in the builder's design center.

The builder has four active neighborhoods in the Las Vegas Valley.

The Christopher Collection features 98 homes along the the Southern Highlands Golf Club. Sixteen floor plans range from 3,000 to 6,200 square feet and are priced from the mid-$400,000s to the high $600,000s. To visit, take Interstate 15 to Lake Mead Drive and go west, following the signs.

Vineyards is a guard-gated enclave of one- and two-story homes built on terraced lots in Summerlin. Four one- and two-story floor plans are available, ranging from 3,072 to 5,000 square feet and priced from the high $300,000s. To visit, take Summerlin Parkway to Town Center Drive, go south to Hualapai Way, turn right, and proceed to Laurelglen Drive.

In its final phase, Palisades is a guard-gated enclave being built along the TPC at The Canyons golf course in Summerlin. Priced from $446,900, the neighborhood offers five one- and two-story floor plans, ranging from 3,758 to 6,200 square feet. To visit, take Summerlin Parkway to Town Center Drive, go south to Hualapai Way and follow the signs.

San Michelle, also in the final phase, is being built in the guard-gated Queensridge North community along the fairways of the Badlands Golf Club. Priced from the high $500,000s, the neighborhood offers one- and two-story floor plans, ranging from 3,474 to 5,200 square feet. To visit, take Summerlin Parkway to Rampart Boulevard and go south to Alta Drive, then west to the entrance.
