Buyers drawn to U.S. Home


Tim and Christy Merrell are eagerly awaiting the completion of their new home at Palazzo Monte, a U.S. Home neighborhood within the Seven Hills community in Henderson. The couple purchased the single-story Napoli plan which is being built on an elevated home site.

"It's difficult to find a really large single-level home with a hillside location," Tim Merrell, a realty agent, said. "So, as soon as U.S. Home opened the community for presales, Christy and I were there selecting our site."

The Napoli measures 2,550 square feet in its standard version, but can be expanded to more than 3,000 square feet. The Merrells chose the larger design.

Their home features four bedrooms, 2 1/2 baths and a three-car garage. Among the options the Merrells selected are a central vacuum system, additional wiring to accommodate high-speed Internet access, and a surround-sound system. They also opted for a three-sided fireplace between the living and family rooms.

Double doors allow access from the owner suite to the home's covered patio.

The kitchen is open to the living areas and is equipped with double ovens, a breakfast bar, nook and pantry.

Design variations for the Napoli include dual owner suites plus two or three additional bedrooms; five bedrooms and three baths; a bonus room in place of the third and fourth bedrooms; and an expanded garage.

"We were also very excited by the exterior options that are available to us at Palazzo Monte," Merrell said. "U.S. home is featuring a wide range of custom exterior colors, roof tile variations, and trim detailing so the homes within the community will not have the feeling of sameness and repetition."

The Merrells have already visited the builder's design center and made their selections.

"I am convinced that we have found one of the premier communities in the valley. In fact, I have a number of clients I have introduced to the value and opportunities at Palazzo Monte, so I may very well know a number of our neighbors."

The neighborhood, which will be gated, offers four single- and two-story floor plans, ranging from 2,550 to more than 4,500 square feet. Pre-sale prices range from the mid-$200,000s to the low $300,000s.

To visit, take Interstate 215 to Eastern Avenue, head south to St. Rose Parkway then go west to Seven Hills Drive. Model homes are open from 9 a.m. to 5 p.m. daily except Monday, when they open at 11 a.m.

For a limited time, the builder is including a spa tub and garage built-ins at all of its new neighborhoods.

Wellington Estates and Palm Hills are located in the southeastern valley. Both are in the final phase of sales and have some homes ready for move-in. Homes are priced from the low to mid-$200,000s.

To visit Wellington Estates, take Las Vegas Boulevard south, past Wigwam Avenue, to Silverado Ranch Boulevard then go east, following the signs. To visit Palm Hills, take Interstate 515 to Horizon Drive then head west to Horizon Ridge Parkway.

Stillwater Canyon is being developed in the southwestern valley. Home are priced from the $200,000s and built on 70X110 lots.

To visit, take Tropicana Avenue to Fort Apache Road, turn south and drive about half a mile.

Half-acre cul-de-sac home sites are available at Torrey Pines Ranch in the northwest area. Homes are priced from the mid-$200,000s. Nearby is Copperfield, where nine floor plans are available, ranging from 2,550 to more than 4,500 square feet. Homes are priced from the $200,000s, and are built on lots measuring 70X105.

The builder's Custom Residential Division has a model home open on Buffalo Drive, just north of Sahara Avenue.
