Christopher's Palisades, San Michelle nearly sold out

As closeout nears at the Palisades and San Michelle neighborhoods by Christopher Homes, buyers can take advantage of quick move-ins and reduced prices on select homes. In addition, some home sites are available, many of which align either the TPC at The Canyons golf course or the Badlands Golf Club.

"During final closeout, we are offering buyers the advantage of special savings valued at up to $30,000 on selected homes," marketing executive Erika Geiser said. "As an added benefit, Christopher Homes has reserved some of the most desirable golf course home sites for the final phase at both neighborhoods. These are among the finest home sites ... in Las Vegas, many of them offering spectacular golf course, city and mountain views."

Palisades is a guard-gated enclave aligning the fairways of the TPC at The Canyons in Summerlin. It features single- and two-story homes ranging from 3,758 to 6,200 square feet and prices starting from $446,900. Home sites range from one-quarter acre to one-half acre.

Twenty-two of the enclave's 131 homes remain, four of which are ready for move-ins. One of those homes is a two-story Picasso plan, which overlooks the fairways as well as the city. This home measures 5,243 square feet with four bedrooms and 4 1/2 baths. It is priced at $884,191, reflecting a $30,000 savings for the buyer, according to Geiser.

Sales agent Robin Stewart said the Picasso plan has impressed buyers with its "classic" style.

"Each of the bedrooms has its own private bath," Stewart said, "and the elegant dining room can easily accommodate 12 or more dinner guests. In addition, there are two gorgeous fireplaces, a covered patio and balcony, and a long list of other luxuries."

Kitchen features include a preparation island, pantry, and serving area between the kitchen and dining room.

"Every aspect of the Picasso makes it perfect for entertaining on a grand scale, yet it has a sensible design that perfectly accommodates day-to-day family living," Stewart said.

To visit the neighborhood, take Summerlin Parkway to Town Center Drive, turn left and proceed to Hualapai Way.

San Michelle aligns the Badlands Golf Club within Queensridge North, a guard-gated, European-style community in the northwestern valley. Eleven of the neighborhood's 121 homes remain, including four that are ready for move-in. In addition, seven home sites are available, allowing buyers to select a floor plan.

"San Michelle started as an 81-home neighborhood, and its rapid acceptance led Christopher Homes to purchase an additional 40 home sites in Queensridge North to accommodate the strong demand," Geiser said. "Now there are only 11 homes left and savings worth many thousands of dollars are available on selected homes that are ready for move-in."

Single- and two-story floor plans are available, ranging from 3,474 to 5,200 square feet and priced from the high $500,000s. Home sites range from one-quarter acre to one-half acre.

All of the available homes align the golf course, including a Residence One home with four bedrooms, a casita and 4 1/2 baths in 3,751 square feet. This home is priced at $683,536, which includes a savings of $25,000, according to Geiser.

There are two Residence Two plans ready for move-in, each with five bedrooms and 5 1/2 baths in 3,912 square feet. These homes are priced at $667,000 and $721,101, and reflect a savings of as much as $25,000.

Sales agent Terri Moore said Residence Two is ideal for entertaining.

"Our Residence Two home has a magnificent courtyard, which is perfect for large-scale entertaining or private, outdoor relaxation," Moore said. "The courtyard provides a pleasant view from the living room and other areas of the home, while expansive windows in the rear living areas bring magnificent golf course vistas inside the home.

"The spacious and open kitchen and nook provide the luxury and convenience required for the largest of family gatherings, while the home is equally comfortable for everyday living."

To visit San Michelle, take Summerlin Parkway to Rampart Boulevard, turn south to Alta Drive and go west.

Geiser said the builder tries to have homes ready for move-in at all of its neighborhoods.

"This is in response to the demands of the luxury-home market, where homes often take at least five months to build, while the buyers need to move in as soon as possible," she said. "Palisades and San Michelle offer the perfect alternative, as the buyer can have the timely move-in date they need, along with the luxury of a brand new home by Christopher Homes."

Geiser said that buyers who select a home site and floor plan before construction at Palisades or San Michelle can consider hundreds of customizing options, such as elevators, courtyard fireplaces, wine cellars, casitas, secondary suites, extra bedrooms and baths, bonus rooms, libraries and wet bars.

An on-site architectural designer and interior designers are available to assist buyers.

All sales offices and model homes are open daily from 10 a.m. to 5 p.m.
