Construction start date nears at juhl

SPECIAL TO REAL ESTATE

With a comprehensive utility relocation project under way, construction is expected to start soon for juhl, a mixed-use development in downtown Las Vegas.

"We are currently finalizing our building permits and literally putting the final touches on our plans," said Alex Beaton, project manager. "Once the utility relocation project is completed, it's full steam ahead for juhl."

Project developer CityMark Development appointed Turner Construction, a nationwide builder with offices in Henderson, as general contractor.

"We have already established an excellent working relationship with Turner Construction during the development of two of our San Diego projects," Beaton said. "They respect the high bar that CityMark sets in terms of quality, our attention to detail and our commitment to design excellence."

Mitch Adamic, Southern Nevada general manager for the construction firm, said the utility work encompasses electrical, sewer, cable and gas lines.

"From a utility standpoint, this area was originally sized for single-family homes," Adamic said. "Right now we're re-running all of the lines and ensuring adequate capability for the 341 individual units in juhl. The timeframe for this project is approximately 14 weeks. Once utility installation is completed, construction is just around the corner."

The 15-story development at Bonneville Avenue and Fourth Street offers more than 100 single- and two-story floor plans, including condominiums, penthouses, lofts and shopkeeper units, ranging from 600 to 2,500 square feet. Prices start from the mid-$200,000s.

Interior appointments will include optional walls that allow homeowners to customize living areas, floor-to-ceiling windows, exposed mechanical and concrete surfaces, energy-efficient air conditioning and heating, high-speed Internet access, granite kitchen counters, maple cabinetry, stainless steel appliances and private balconies.

Planned amenities include a two-story fitness center overlooking a landscaped rooftop courtyard with a swimming pool and spa, gated underground parking and 9,000 square feet of retail space.

To reach the sales office, take Interstate 15 to Charleston Boulevard, go east to Grand Central Parkway, drive north to Bonneville and head east to 255 E. Bonneville.

Office hours are from 10 a.m. to 5 p.m. daily except Mondays, when it opens at noon.
