Property inspectors enhance Terra West's customer service
Terra West Property Management is committed to protecting, maintaining and enhancing the beauty of the 158 community associations it manages through frequent driving inspections by its team of property inspectors. With more than 25 years of combined experience in property and association management and as property inspectors, Myles Malcomb and Frank Frebe assist residents in Terra West-managed communities. The primary goal of the inspections is to make them a positive experience for all by following the guidelines set up by the board of directors of each community. Any noncompliance with those guidelines is visible from the street as the inspectors drive through the communities to ensure that those visiting the neighborhood or thinking about buying in that community would be impressed with each home's upkeep. Community residents also get peace of mind from knowing their next-door neighbors cannot paint their house bright purple or keep multiple cars or projects in front of their homes. In fact, most of the noncompliance problems in communities are very easy to fix, according to Malcomb. "The number one non-compliance letter we send out has to do with lawns," he said. "Many people buying a home in Southern Nevada are unfamiliar with automatic sprinkler systems, so they overwater or underwater and can't figure out why their lawn is dying. We are available to help our residents learn to set their systems or guide them in any home improvement if they only contact us." An average of three non-compliance letters are mailed out before any fine is assessed. However, Malcomb said Terra West wants to work with the homeowners before that point is reached. Other common noncompliance issues include boats or RVs parked in driveways or along the streets for longer than the allowable three days, and stucco repairs and touch-up paint for the house and trim. "The violation has to be evident; we don't go looking for them or pull out a magnifying glass when we do inspections," Malcomb said. "We take our direction from the community's board of directors when determining what things qualify as a non-compliance issue worthy of writing up." Terra West assigns a manager to each of its communities, thus allowing a faster response time to the homeowners because they know whom to call, according to Malcomb, who also said that the company will return nonemergency calls within 24 hours. In addition to community associations, the company also manages more than 800 residential rental properties throughout the Las Vegas Valley.
