Sullivan Square names UPA Group as general contractor

Site prep begins on mixed-rise project

Developer of Sullivan Square, Glen, Smith & Glen Development, has named UPA Group as its general contractor. UPA Group is installing the mixed-use, mid-rise project's fence wrap and site prep work, with goundbreaking scheduled to begin in late spring.

"As one of the country's top mixed-use contractors, UPA Group has the bandwidth to bring our vision for Sullivan Square to life," said Kenneth Smith, president of the development. "UPA Group has a reputation for developing aesthetically impressive projects both on time and within budget. And with 50 percent of the first tower already sold, we are moving very quickly."

Upon breaking ground, the company will begin constructing Madison Tower I, which will be comprised of 160 units.

Measuring from 590 to more than 2,000 square feet, 20 floor plans will offer a range of designs.

The development will include more than 1,300 units in high-rise towers, terraced condominiums, Chicago-style lofts, brownstones, townhomes and live/work space. It will meet the U.S. Green Building Council's certification standards and include a 25-shop market street, office buildings and a central park.

Pricing begins in the high-$300,000s.

UPA Group has built more than 30 high-rise towers in the U.S. and Canada and also has developed Montlage in Reno, a 23-story high-rise of condominiums, townhomes and lofts, in addition to building the Solitude Mountain Village Ski Resort in Salt Lake City, Utah, for the 2002 Winter Olympics.

According to Parker, UPA is the first residential-only general contractor to be approved for Zurich Financial Services' Subguard program, which allows general contractors to provide additional security to lenders and developers that its projects will be completed.

The sales center is located at 8930 Spanish Ridge Ave. and is open from 9 a.m. to 5 p.m. daily. To visit from Interstate 215, the Las Vegas Beltway south, exit Russell Road and head north on Frontage Road. Turn east on Hacienda Avenue and south into The Park at Spanish Ridge.
