Milestone reached at The Estates

A new phase of 36 custom-home sites has been released at The Estates at Seven Hills which, according to sales executive Jack Christie, represents another milestone in the enclave's development.

"This new release includes our first home sites that are priced at $1 million, as well as home sites that range up to more than one acre in size," Christie said.

"The views from some of these lots are absolutely stunning, some of them offering 180-degree, rear-yard views of the Rio Secco golf course, two golf course lakes, the city lights and the surrounding mountains."

Eight lots in this release sold within the first seven days of their availability, totalling nearly $5 million, according to Christie.

"Many interested buyers had been waiting for this particular release for some time, which contributed to the rate of sales we experienced ...," he said. "Now that we have publicly announced their availability for sale, we anticipate another major surge in sales activity. ... We expect this release to be sold out within a very short time frame.

"Our sales volume was approximately $17 million in 2000, which was an increase of $2 million over 1999. That's a strong testament to the integrity of this community and the unique lifestyle it offers.

"From two highly successful Street of Dreams shows to the caliber of homes that are being built here, the bar continues to rise in terms of the value potential of this land," Christie said.

The Estates hosted Nevada's first Street of Dreams luxury housing and lifestyle event in 1998. Last fall, the show returned to the site and drew more than 50,000 visitors.

The new release is located within the Terracina neighborhood, where home sites range from one-quarter acre to a full acre. Next door is Venezia, which offers home sites measuring from one-third acre to three-quarters of an acre.

Both neighborhoods are guard-gated and feature private parks with such amenities as tennis courts, basketball courts and playgrounds.

Another neighborhood in the enclave, Rapallo, is sold out. It too features a private park.

The Estates will comprise 260 homes when complete. More than two-thirds of the home sites have been sold and more than 100 homes are completed, under construction or in the architectural review process.

A development of Silver Canyon Partnership, the 168-acre set of enclaves offers home sites priced from the $190,000s in an elevated area of the Seven Hills community in Henderson.

More than one-third of Seven Hills' 1,300 acres is allocated for amenities such as open areas; trails; and parks with tennis and basketball courts, softball and soccer fields, and playgrounds. Four city parks are open within the community.

To visit the community, take Interstate 215 to Eastern Avenue then head south. At St. Rose Parkway, head west to Seven Hills Drive then go south.

The sales and information pavilion is open daily from 10 a.m. to 5 p.m.
