Siena tops 400 sales in 2001
With more than 400 net sales anticipated, 2001 will be a record sales year for Siena, according to Paul Smith, project manager for the age-qualified community and an executive with developer Sunrise Colony Co. "We doubled the number of sales from 2000, and have sold nearly one-third of the 1,900 homes planned for Siena," Smith said. Confidence among consumers age 55 and older -- the development's home-buying segment -- remains healthy, according to Smith. In addition to homes, construction of amenities is also under way. Construction recently began on a 13,500-square-foot clubhouse that will feature a golf shop, locker rooms, patio seating along a lake, banquet facilities and indoor dining. The design complements the Italianate styling of the community. Completion is scheduled for late spring or early summer of 2002. Construction is also scheduled to begin next year on the 36,000-square-foot community center, which will feature a ballroom and theater, card and billiards rooms, cyber café, meeting rooms, a business center, sewing center and computer center. Earlier this year, a Tuscan-themed fitness center opened, featuring an indoor swim pavilion surrounded by 15-foot tall murals. The pavilion features a 25-meter pool, spa, two-story windows overlooking the golf course, and an outdoor pool and spa. The fitness center also has fitness equipment; saunas and steam rooms; a wellness center with educational resources, seminars and health screenings; and a beauty salon and day spa offering therapeutic massages, sports therapy, reflexology and natural body treatments. Outside the complex are lighted tennis and bocce courts. Next month, the community will reveal the models for its resort villas. "Our resort villas at Siena will offer buyers the opportunity to live in our community and enjoy all of the amenities but in a home that is slightly smaller and perhaps more convenient for single-residents, part-time residents and out-of-town owners," Smith said. The villas will feature four floor plans that range from 1,040 to 1,378 square feet. Prices are tentatively set to start in the $140,000s. Buyers can choose from five Italian-themed home collections offering 14 single story floor plans that range from 1,200 to 3,000 square feet. Each plan offers three exterior designs and a range of customizing options, such as courtyard fireplaces and casitas. Interior designers are available to assist with options and choices. Homes are priced from the $170,000s to the $650,000s. The 665-acre community project has a social center with a computer lab, billiards and card rooms, and rooms for classes such as ballroom dancing and watercolor painting. There is a full-time activities manager. The community's par-72, 18-hole championship golf course is open to the public. One-third of the 1,900 homes will be built along the course, which winds its way through the village and incorporates the natural rolling terrain into its design. Residents are given special rates and preferred tee times. The guard-gated community also features 24-hour security patrols. To visit, take Sahara Avenue west to Town Center Drive, go south to Siena Monte and turn left. Or, take Interstate 215 to Sahara and go east to Town Center. The sales office and model homes are open daily from 9 a.m. to 5 p.m.
