Kimball Hill builds multiple Seven Hills neighborhoods


Kimball Hill Homes, a 61-year veteran in home building, is among several builders active in the Seven Hills planned community in Henderson.

According to Lee Venable, division manager for the builder, the company was among the first to build homes in Seven Hills and has opened four neighborhoods in the 1,300-acre community.

"At Kimball Hill Homes, we believe strongly in the value of building in master-planned communities. Along with providing our buyers with the highest quality homes, we never lose sight of the importance of a providing a quality lifestyle as well," Venable said.

"We've built multiple neighborhoods in Seven Hills because we recognize its uniqueness and all it has to offer to our home buyers. It's a quiet, park-like environment with a tasteful blend of outdoor amenities, lots of open space, and golf course and city views that all residents can enjoy from various vantage points inside the community."

Palermo, the company's flagship development in Southern Nevada as well as in Seven Hills, is sold out. The builder is developing the gated Palermo West, Capistrano and Naples neighborhoods in the community.

Palermo West features one- and two-story homes that range from 1,265 to 2,026 square feet and are priced from the $130,000s. Design options include lofts and game rooms.

Capistrano offers one- and two-story floor plans, ranging from 2,134 to 3,192 square feet and priced from the low $200,000s. The homes feature granite kitchen counter tops, art niches and wall cut-outs.

At Naples, one- and two-story homes, priced from the $140,000s, measure from 1,294 to 2,257 square feet and include a covered patio.

Home buyers can tour dozens of model homes at the community and choose from more than 45 floor plans, priced from the $140,000s. Custom-home sites are priced from about $180,000 to more than $1 million.

Other neighborhoods open for sales are: Renaissance, Riviera, Crescendo and Presidio by Pardee Homes; Meridiana by Trident Homes; the Venezia and Terracina custom neighborhoods by Silver Canyon Partnership; and Corcovado and Portofino Custom Homesites by Nevastar Investment Corp. Palazzo Monte by U.S. Home and Villa Villagio by Astoria Homes are planned.

More than one-third of the community's total acreage is allocated for open space. Several neighborhood and city parks have been developed with tennis and basketball courts, softball and soccer fields, and playgrounds.

Information can be obtained at the community's sales pavilion, which is open daily from 10 a.m. to 5 p.m. To visit, take St. Rose Parkway to Seven Hills Drive, which is west of Eastern Avenue and go south, following the signs.
