The District at Green Valley Ranch, a mixed-use development of retail, restaurant, residential and office space, is in its second phase of construction.
Pre-leasing is under way for 51,300 square feet of office-over-retail space at the development, which is situated at the southeast corner of the Las Vegas Beltway and Green Valley Parkway in Henderson, directly across the street from the first phase.

"We have office-over-retail space available for businesses requiring as little as 1,200 square feet to those requiring an entire floor of contiguous space up to 14,302 square feet, or up to 28,604 square feet in a single building on two floors," said Charles Van Geel, senior director of leasing for American Nevada Co., developer of the project.
The first occupancy is expected in the second quarter of 2006.
Van Geel said the 24,700 square feet of office-over-retail space in the first phase was committed to within two months of opening.
"Our first office tenants were attracted by the convenient location, as well as the concept and the energy of The District," he said. "From the small-town ambience, to the city views, retail shops, restaurants and entertainment attractions, there is nothing else like it in Southern Nevada."
The 400,000-square-foot first phase is located at the southwest corner of the same intersection. It opened in April 2004 with 50 shops and restaurants, 88 flats and lofts above the shops, offices above the shops, and the Class A office building.
The architecture and landscape palette of the second phase will be identical to the first phase. Phase two will also feature a public plaza that will serve as a venue for outdoor concerts and other events, and as a gathering spot for visitors. The plaza will encompass mature trees, plantings, seating and lawns.
The 20-acre new phase will comprise six buildings, encompassing an additional 104,500 square feet of lifestyle-retail product, along with the recently released office-above-retail space.
A tram traversing Green Valley Parkway is planned to link the two phases.
Henderson-based American Nevada Co. specializes in the design and development of master-planned communities as well as commercial properties. In addition to being the master developer of Green Valley and Green Valley Ranch, the company, through its affiliates, is the managing member of North Valley Enterprises, developer of the Aliante master-planned community in North Las Vegas, and the managing partner of Silver Canyon Partnership, developer of the Seven Hills community in Henderson.
