Strong sales activity reported at Aliante



Builders who have begun presales at the Aliante master-planned community in North Las Vegas are reporting a high level of sales activity at their temporary information centers.

Most notable is Sun City Aliante, an age-qualified community where Del Webb Communities has sold more than 140 homes since presales began in October.

Sales manager Lorraine Roberts said construction of model homes and amenities have begun. A planned recreation center will feature a swimming pool, tennis and bocce courts, a fitness center, and clubhouse with hobby rooms.

The single-story designs range from 1,155 to 2,105 square feet.

Prices start from the mid-$140,000s to more than $200,000.

A temporary sales center is located at 7891 Tropical Parkway, Suite 120, in the Centennial Marketplace at U.S. Highway 95 and Centennial Parkway.

Sun City is one of several planned developments at the 1,905-acre Aliante, which will encompass about 7,500 homes and 20,000 residents at buildout.

Developed by North Valley Enterprises, an affiliate of American Nevada Corp., and Del Webb, the site is bordered roughly by Grand Teton Drive, Centennial Parkway, Decatur Boulevard and Clayton Street.

Dan Naef, senior vice president of North Valley Enterprises, said prospective buyers should visit builders' off-site sales offices, rather than drive to the community.

KB Home is developing single- and two-story homes at three neighborhoods. San Destin Ravello homes range from 1,251 to 1,875 square feet and are priced from the $150,000s to the $170,000s; San Destin Tivoli is priced from the $170,000s to the $200,000s with floor plans measuring from 1,717 to 3,000 square feet; and San Destin Palazzo homes range from 2,022 to 3,793 square feet and are priced from the $200,000s to the $270,000s.

For information, visit the builder's Iron Mountain Ranch neighborhood by taking U.S. Highway 95 to Ann Road, heading east to Jones Boulevard and then going north for about three miles, past Farm Road. Hours are from 9 a.m. to 7 p.m. daily.

Pulte Homes has begun presales for Vialetto, where designs range from 1,520 to 2,100 square feet. Prices start from the high $100,000s. At the builder's Serenata, homes measure from 1,881 to 2,665 square feet and are priced from the low $200,000s.

For information, visit Pulte's Diamond Creek neighborhood by taking U.S. Highway 95 to Ann Road, heading east to Jones Boulevard, going north to Elkhorn Road and then going east to Thom Boulevard. The sales office is open Monday from noon to 5 p.m., Tuesday through Friday from 10 a.m. to 5 p.m., and Saturday and Sunday from 10 a.m. to 6 p.m.

D.R. Horton will begin presales next month for two of its three gated neighborhoods. The Manor features homes ranging from 1,950 to 2,350 square feet and priced from $195,900 to $229,900; while at The Estates, designs measure from 2,550 to 3,350 square feet and are priced from $205,000 to $270,000. The Courts will start presales in February 2003 with attached single-family homes ranging from 1,160 to 1,590 square feet and priced from $109,000 to $140,000.

Pardee Homes will develop Seasons, a gated neighborhood of single- and two-story homes ranging from 2,500 to 3,600 square feet. Prices start from $213,000 to $252,000. Sales will begin upon completion of its models next spring.

According to Naef, an information center, 20-acre Nature Discovery Park and 18-hole municipal golf course are under construction.

Other planned amenities include an amphitheater, two traditional parks, linear parks, soccer and ball fields, picnic areas, an arroyo and a trail system.

In addition, two elementary school sites and a middle school site have been proposed, while sites have been set aside for a fire station, library, casino and commercial development.

The community's grand opening is scheduled for the spring.
