Esprits' tax advantages touted

As the new year approaches, Esprit at Stonegate sales agent Ken Kelsey said this is the ideal time to look at buying a home for the income tax advantages.

"Anyone paying rent is merely throwing money down the drain. With a home, the interest on the loan is totally tax deductible," he said.

The condominiums are priced from the $90,000s.

"Real estate isn't getting cheaper in the Las Vegas Valley. This is an opportunity for someone to get into a starter home," Kelsey said.

Available designs include the Spirit model, which has two bedrooms and two baths in 960 square feet.

The 970-square-foot Aurora floor plan features two bedrooms and two baths.

The three-bedroom, two-bath Eclipse home measures 1,200 square feet.

During the grand opening, appliance packages featuring a washer, dryer, refrigerator and dishwasher are included with each purchase.

Stonegate Condominiums, which has built residential and commercial projects in Las Vegas and Southern California, is developing the property. It is part of the Stonegate community.

Several mortgage packages are available including $0-down and Veterans Affairs' $1-down, 30-year, fixed loans. In addition, the seller pays all fees.

To visit, take U.S. Highway 95 to Boulder Highway, go southeast to Lamb Boulevard and turn north. Proceed to Vegas Valley Drive and head east past Nellis Boulevard. The development is on the north side of the street.
