Pulte program helps sell old home



Taking care of homeowners is a top priority at Pulte Homes, according to Lindsay Hall, a sales agent at the builder's Sunset Ridge neighborhood in Summerlin. One way the company helps its buyers is through the New Home Resource, a program that helps buyers sell their current homes.

The service is available at all of the builder's subdivisions in Southern Nevada.

"The program allows buyers to list their existing home for a standard fee, but buyers will get a substantial portion of that back," Hall said. "So buyers can list and sell their house at a much lower cost than is typical. The money they receive from the commission rebate can be used towards the down payment on their new Pulte home or for upgrades."

Those who want to participate in the commission rebate program must have an existing home in the Las Vegas area. Additionally, the property cannot already be listed with a real estate agent, and a real estate agent cannot be assigned to the new-home purchase.

After choosing a home and completing a purchase agreement, buyers meet with a New Home Resource market consultant to determine the marketability and value of their present house. An agent is then assigned to list their home. When homeowners close on their new Pulte home, they receive the commission rebate.

The builder's Sunset Ridge neighborhood in the Ridgebrook section of Summerlin is one of the neighborhoods where the program is offered. The neighborhood is within walking distance of a park and close to the community's Bear's Best Las Vegas golf course.

The neighborhood's floor plans range from 1,418 to 1,881 square feet and are priced from $189,990 to $208,990.

Two homes are available for move-in by the end of the year.

The first, which is available for immediate occupancy, is the 1653 Plan, which is priced at $210,249 with three bedrooms, two baths and a fireplace in 1,653 square feet.

Also available in December is the 1695 Plan, which has four bedrooms and two baths in 1,695 square feet. It is priced at $210,340.

Like its other neighborhoods, the builder constructs the homes so that they merit the EPA Energy Star seal for energy efficiency. They also feature the Platinum Series Environments for Living building technology which provides a two-year heating and cooling usage guarantee.

To visit, take Interstate 215 to Town Center Drive, go north to Desert Inn Road, then head west across the interstate and follow the signs. The sales office is open daily from 10 a.m. to 5 p.m. except Monday, when it opens at noon.
