Custom-lot development under way in Seven Hills



As custom-home site sales continue to rise in Seven Hills, so does the number of custom homes that are in various stages of development at the community in Henderson.

Bob Anderson, vice president of custom-home site sales, credits sales agent Beth Naef for the increase.

"In 1999, she sold 16 home sites for over $3.1 million; in 2000, she sold 53 lots valued at more than $15.5 million, and as of the final quarter of 2001, she had sold 24 lots for a total of $10.6 million. This is an average of nearly $10 million a year."

Custom lots as large as 1 acre are available, priced from the $200,000s to more than $1 million. Some have city, mountain and golf course views, according to Naef.

"Home-site buyers respond not only to the value we offer, but also to the magnificent way this community has come together over the past three years," she said. "The caliber of the first homes constructed here immediately set the stage for a custom community of the utmost quality and elegance.

"Nearly 200 custom-home sites have been sold and more than 120 custom homes are completed, under construction or in the architectural review process. Best of all, we now offer a wider selection of home sites and prices ... including some lots that have the most spectacular views you will find anywhere in the Las Vegas Valley."

Each custom neighborhood features a guard-gated entry as well as a number of gated home sites.

Amenities within the custom neighborhoods include landscaped open space areas, parks and a playground.

More than one-third of Seven Hills' 1,300 acres is allocated for open space, including parks with tennis and basketball courts, softball and soccer fields, and playgrounds. There are four city parks open within the community.

To visit the sales pavilion, take St. Rose Parkway to Seven Hills Drive, which is west of Eastern Avenue, and go south. Office hours are from 10 a.m. to 5 p.m. daily.
