Presales under way in Aliante



Brisk sales activity were reported during the first week of presales at Aliante, a master-planned community in North Las Vegas, according to Dan Naef, senior vice president of North Valley Enterprises.

"This is the event the valley has been waiting for," Naef said. "Our first neighborhoods are in presales and several more are set to open in the coming weeks. It is an opportune time for prospective home buyers who wish to be among the first to live in this exciting new community."

An affiliate of American Nevada Corp. and Del Webb Communities, North Valley Enterprises is developing the 1,905-acre community in an area roughly bordered by Grand Teton Drive, Centennial Parkway, Decatur Boulevard and Clayton Street. It is bisected by Interstate 215.

It will consist of a primary village and an age-qualified village, and will encompass as many as 7,500 homes and 20,000 residents.

About 428 acres of the community is designated for recreational and public purposes. Planned amenities include a 20-acre Nature Discovery Park; traditional and linear parks; a trail system; and a 6,900-yard, par-72 municipal golf course designed by Gary Panks Associates.

Naef said prospective buyers should call builders for information, rather than driving out to the Aliante site. Some temporary sales offices have opened off-site.

Three KB Home neighborhoods are in presales. San Destin Ravello features homes ranging from 1,251 to 1,875 square feet and priced from the $150,000s to the $170,000s; San Destin Tivoli offers designs measuring from 1,717 to 2,550 square feet, and priced from the $170,000s to the $200,000s; and San Destin Palazzo features homes ranging from 2,022 to 3,793 square feet and priced from the $200,000s to the $270,000s.

An off-site presales office is located at the builder's Iron Mountain Ranch neighborhood. To visit, take U.S. Highway 95 to Ann Road, head east to Jones Boulevard, and then go north past Farm Road. Hours are from 9 a.m. to 7 p.m. daily.

Pulte Homes has begun presales for its Vialetto and Serenata neighborhoods. Vialetto features one- and two-story floor plans ranging from 1,520 to 2,100 square feet and priced from the high $100,000s, and Serenata offers one- and two-story homes measuring from 1,881 to 2,665 square feet and priced from the low $200,000s.

For information, visit the builder's Diamond Creek neighborhood by taking U.S. Highway 95 to Ann Road, traveling east, heading north on Jones Boulevard, and then going east on Elkhorn Road to Thom Boulevard. The office is open on Monday from noon to 5 p.m., Tuesday through Friday from 10 a.m. to 5 p.m., and Saturday and Sunday from 10 a.m. to 6 p.m.

Two of D.R. Horton's three gated neighborhoods will begin presales later this month. The Manor at Aliante will offer single-story homes ranging from 1,950 to 2,350 square feet and priced from $195,900 to $229,900, and The Estates at Aliante will feature single-story designs measuring from 2,550 to 3,350 square feet and priced from $205,000 to $270,000. Presales will begin in February 2003 for its third neighborhood, The Courts at Aliante, which will feature attached single-family homes ranging from 1,160 to 1,590 square feet and priced from $109,000 to $140,000.

Pardee Homes is building Seasons at Aliante, a gated neighborhood of homes ranging from 2,500 to 3,600 square feet and priced from $213,000 to $252,000. Sales will begin upon completion of the model home center in spring 2003.

Del Webb's Sun City Aliante is an age-qualified community with single-story homes ranging from 1,155 to 2,105 square feet and priced from the mid-$140,000s to more than $200,000. A temporary sales center is located at 7891 Tropical Parkway, Suite 120, in the Centennial Marketplace at U.S. Highway 95 and Centennial Parkway.

The community's grand opening is scheduled for spring 2003.
