Neighborhoods near closeout in Seven Hills



The countdown to closeout is under way in Seven Hills in Henderson.

According to Silver Canyon Partnership, developer of the 1,300-acre community, the last production-home neighborhoods are under construction and most of them in are in the final phase of sales. Custom-home sites are also available.

Located in the foothills of Black Mountain, the community will comprise more than 3,000 homes in 25 neighborhoods including about 300 custom homes.

Neighborhoods open for sales are Renaissance by Pardee Homes, Palazzo Monte by US Home, Encore at Palatine Hill by Richmond American Homes, Villa Villagio by Astoria Homes, and Meridiana by Trident Homes.

Renaissance is a gated neighborhood with homes priced from the mid-$350,000s. Single-story floor plans offer 2,700 to 2,800 square feet with three bedrooms and a den or optional suite, or as many as four bedrooms. The three two-story designs range from 3,700 to 4,600 square feet with as many as seven bedrooms.

Also gated is Palazzo Monte, where homes are priced from the low $300,000s. Ranging from 2,550 to 4,500 square feet, they offer as many as five bedrooms and a loft.

One home remains at the gated Encore at Palatine Hill. The 2,732-square-foot Lanier can be ready for move-in by February 2003. Priced at $396,265, it has three bedrooms including a master suite with a fireplace and retreat, and a loft.

Priced from the mid-$200,000s is Villa Villagio, a gated neighborhood with four one- and two-story floor plans that range from 2,584 to 3,932 square feet with as many as five bedrooms.

One home also remains at Meridiana. The Villa IV plan measures 2,568 square feet, offers three bedrooms and a den, and can be ready for move-in within 30 days. The buyer can choose flooring and counter tops. Priced at $342,965, it offers a fireplace, glass block treatments in the master bath, French doors, an upgraded electrical package and prewiring for ceiling fans.

Custom-home sites measuring up to an acre are available in the neighborhoods of Venezia and Terracina by Silver Canyon Partnership, and Corcovado and Portofino Custom Homesites by Nevastar Investment Corp. Most are located in gated neighborhoods aligning a golf course, and they are priced from the $170,000s to $1 million.

About one-third of the community's acreage is dedicated to open space, and many neighborhoods adjoin parks and walkways. Parks variously feature basketball and tennis courts, soccer and baseball fields, volleyballs quads, and playgrounds.

To visit the sales center, take St. Rose Parkway to Seven Hills Drive, which is one mile west of Eastern Avenue, and go south. It is open daily from 10 a.m. to 5 p.m.
