Pardee home sale represents 1,000th closing at Seven Hills

After searching for a new home for about four months, Ryan and Kelli Smith were delighted to close escrow recently on their dream home in Pardee Homes' Riviera neighborhood in Seven Hills. As the couple prepared to move from their previous home in Southern California, they were informed that their home purchase represented the 1,000th closing at the planned community in Henderson.
In recognition, Silver Canyon Partnership, the developer, presented the couple with a welcome basket that included a $1,000 check.
"This is quite a surprise and a very nice gesture on the part of Silver Canyon Partnership," Ryan Smith said. "We are happy with our decision to live at Seven Hills and equally pleased to be part of such a major milestone in its development.
"From April through July, we made several trips from California and drove all over the southeast valley, looking at every appropriate home, neighborhood and community we could find. Once we discovered Seven Hills, we knew our search was over."
Homes at Riviera are single-story and range from 2,149 to 2,386 square feet with as many as four bedrooms, three baths and a three-car garage. Prices start from the $170,000s.
"We were pleased to learn that along with building attractive homes, Pardee has an excellent reputation for construction quality and customer service," Kelli Smith said. "Since we were coming from out-of-state, Pardee's reputation had a definite influence on our decision to buy at Riviera."
On hand to welcome the couple into their new home was Jeff Holm, vice president of community development and project manager for Seven Hills.
"Our thousandth closing is a significant event for everyone involved in the development of Seven Hills, including Silver Canyon Partnership and all of our community builders and custom-home builders," Holm said. "Over the past year, we have seen development begin on six new residential communities within Seven Hills. We are pleased to welcome the Smiths and gratified by their enthusiasm for our efforts in creating a community that we feel is unique among (planned communities) in Southern Nevada.

Seven Hills homes are priced from the $120,000s to the mid-$400,000s. Buyers can tour 36 model homes and choose from among 45 floor plans. Custom-home sites are priced from $166,000 to $950,000.
The community is situated on an elevated site with rolling terrain, which allows the builders to offer homes with views of the Las Vegas Valley and the Rio Secco Golf Club.
Neighborhoods open for sales are: Riviera, Crescendo and Presidio by Pardee Homes; Villagio by Primack Homes; Monte Nero by Presley Homes; Palermo West and Capistrano by Kimball Hill Homes; Meridiana by The Helmer Co.; Palatine Hill by Capital Pacific Homes; the Venezia and Terracina custom neighborhoods by Silver Canyon Partnership; Via Tivoli custom-home sites by Premier Homesites; and Corcovado Custom Homesites by Nevastar Investment Corp.
City parks, neighborhood parks and pedestrian trails are located throughout the community.
Two city parks are open, and two are planned.
Puccini Park features tennis, volleyball and basketball courts; a playground; and a picnic area. Allegro Park has a baseball field, a playground and picnic areas.
Plans for Vivaldi Park include a ball field, playground, picnic area and lawn; while Sonata Park will have a soccer field, tennis and basketball courts, a playground and picnic area.
More than one-third of the 1,300-acre community is devoted to open areas.
To visit, take Lake Mead Drive to Seven Hills Drive, which is about a half mile west of Eastern Avenue. The sales office and all model homes are open daily from 10 a.m. to 6 p.m.
