Golf lots ready in SienaSPECIAL TO REAL ESTATE
Multiple buyers have been making offers to purchase the limited number of new homes that remain for sale in Siena, according to Jimmy Jones, vice president of sales at the age-qualified community in Summerlin. "In July alone we netted 63 sales, and at this pace we are predicting we will net more than 500 closings by the end of the year -- far exceeding our record-breaking sales year of 2002." Jones said roughly 70 percent of the 665-acre community's 2,000 home sites have been sold. He also noted that resale homes are available for purchase through the Siena Resale Group. "At Siena we are able to facilitate all aspects of residential real estate for anyone wishing to purchase in our community. If the purchase of a new home is not an option for some reason, our on-site sales force is empowered to work with the home buyer on any of the resale homes available at Siena," he said. Among the amenities is the Siena Golf Club, a public facility for all ages. Residents are given preferred rates and tee times. The 18-hole championship course is anchored by a clubhouse with a restaurant and pro shop. Fewer than 130 golf course home sites remain for sale. "With the acclaimed Siena Golf Club strategically ribboning throughout the community, almost 33 percent of our home sites are along the golf course," Jones said, noting that for a limited time, when someone purchases a single-family golf course home site at Siena, they will receive a golf cart in addition to a tiered incentive credit package. "While each single-family golf course home-site purchase includes a golf cart, the tiered incentive credit package is based on the home-site premium." The incentive package can be applied to the purchase of golf merchandise, lessons or rounds; food and beverage; lifestyle enhancements such as massages, manicures, fitness classes, events and personal training; homeowner association dues; and design studio credits. Buyers can choose from 18 single-story floor plans among six Italian-themed collections. Homes measure from 1,040 to 3,200 square feet and are priced from the $160,000s to the $420,000s, plus home-site premiums. Select plans offer courtyard fireplaces and casitas with separate entries. Interior designers are on-site. "Our buyers chose Siena for the lifestyle and the homes," Jones said. "They seek to own a home that's relatively hassle-free and love living in a community where they can golf on a beautiful course, enjoy activities in the social center, swim, play bocce ball or workout in the fitness center. In addition, they enjoy living within a guard-gated community and the master-planned Summerlin community." A 39,000-square-foot social center is under construction and expected to open this summer. An interim social center is open and there is an activities director on-site. The fitness center provides an indoor pool and an outdoor pool and lighted tennis and bocce courts. Exercise equipment, sauna and steam rooms, salon, day spa and a wellness center are also featured. To visit, take Sahara Avenue or Interstate 215 to Town Center Drive then go south to Siena Monte Avenue. The sales office is open daily from 10 a.m. to 6 p.m.
