Exec: Siena defined by its residents
Special to Real Estate
Siena, an age-qualified and guard-gated village in southwestern Summerlin, is a close-knit community, according to project manager Paul Smith.
"A great deal of research went into designing Siena," Smith said. "We were able to take a smaller-scale approach to community planning and include a wide variety of recreational amenities within walking distance. Siena is peaceful, small and private, but with a lot of central gathering places where people can socialize with their friends and neighbors.
"Communities are also eventually shaped by the people who live there. We have been very fortunate at Siena. Maybe it's because this is the generation that grew up in the 1940s and 1950s, when Americans were much more likely to play a game of cards or go dancing than watch TV. Or maybe it's because they have more leisure time now. Whatever the reason, this is a very social, fun-loving group."
The future hub of activity will be a community center with arts and crafts facilities, meeting rooms, a library, grand ballroom and theater, card rooms, a billiards room, and a computer and business center. There is a full-time activities manager and a full schedule of events.
The fitness center will open in late fall with a cardiovascular and weight room, a wellness center, saunas, steam rooms, massage rooms, and an indoor lap pool. Outdoors will be lighted tennis courts, bocce courts, a lap pool and a resort pool.
The 665-acre community will be comprised of about 1,900 homes, one-third of which will align the fairways of the 18-hole public golf course. Siena residents are given special rates and preferred tee times.
A clubhouse is planned to include a pro shop; practice facility; and the Siena Grille, which will offer indoor seating for 150 plus outdoor dining overlooking the golf course.
All homes are single-story and detached. Fourteen floor plans are available, ranging from 1,200 to more than 3,000 square feet and priced from the mid-$150,000s to more than $400,000.
"We can see the Strip from our golf course and homes," Smith said. "In fact, at night the city lights look spectacular from this elevation. But we are completely removed from the city's hustle and bustle and traffic, especially because we are guard-gated."
Located in the foothills of the Spring Mountains, Siena is the only age-qualified community in Southern Nevada with a guard-gated entry. Security guards also patrol the neighborhoods on a 24-hour basis.
To visit, take Sahara Avenue to Town Center Drive and turn south. Proceed past Desert Inn Road, and follow the signs. Models are open daily from 9 a.m. to 5 p.m.
The developer, Sunrise Colony Co., has been developing golf course communities for more than 30 years.
