American Nevada hosts brokers
American Nevada Corp. recently hosted a luncheon for commercial real estate brokers to familiarize them with 2275 Corporate Circle, the developer's newest building in the 90-acre Green Valley Corporate Center at Green Valley Parkway and Interstate 215.
"Commercial brokers are valuable allies to us, and we are committed to keeping them updated on the wide ranging opportunities for commercial leasing and sales in the Green Valley area of Henderson," John Kilduff, executive vice president of the development firm, said. "Along with adjacency to Interstate 215 and a prime location for doing business, we also offer a diverse blend of products, including suburban class-A office, back-office and multi-use flex space."
Michael R. Dunn, vice president of leasing and sales for office properties, discussed the benefits of doing business in the area.
"Green Valley Corporate Center ... offers the quality environment of the Green Valley master-planned community," Dunn said. "The area also offers proximity to a strong population and employment base, excellent housing opportunities, and retail, medical, restaurant and child-care facilities, as well as easy access to McCarran International Airport."
Dunn pointed out that the developer offers the latest in technological features.
"All of our buildings are being designed with ... fiber optic technologies, as well as redundant power and data capabilities. These are great assets in terms of enabling us to accommodate larger, technology-based companies or any clients that require the latest in telecommunications technology."
Dunn also provided an overview of the 160-acre mixed-use project that is under construction on the south side of the beltway between Green Valley Parkway and Pecos Road. The center will be a combination of offices, housing, retail, restaurants, entertainment and a hotel/casino.
On the western edge of the site, Ford Credit is in the process of moving into its new regional service center and will begin operations in November.
The eastern edge is where American Nevada Corp. will develop an urban village, which will include specialty shops and cafes with indoor and outdoor dining.
To the southeast of the center is the site of the city of Henderson's Promenade and Special Events Plaza, which is scheduled for completion late next year. It will feature a 7,500-seat amphitheater, a 75,000-square-foot community center, indoor and outdoor aquatic centers, a library, and a police substation.
American Nevada Corp. specializes in the design and development of master-planned communities and commercial properties. The company holds a commercial portfolio of more than 1.5 million square feet and more than 5 million additional square feet planned for development in office, retail, industrial, gaming and medical projects.
