Green Valley center adds new componentSPECIAL TO REAL ESTATE
Long known as a hub for retail, restaurant and entertainment, the 70-acre Green Valley Town Center on Sunset Road and Green Valley Parkway continues to add new structures and attractions. The most recent addition is a 55,000-square-foot building in phase three designed in a post modern style, according to Richard Green, vice president of leasing and sales for retail properties for American Nevada Corp., developer of the 8,400-acre Green Valley master-planned community. The building, designed by MCG Architecture, features courtyard areas, arches, columns, wrought-iron accents and water features. It offers 1,150- to 6,200-square-foot units for retail tenants and 9,200 square feet of office space. Green pointed out that this is the first office space ever to be available in the complex. "This building presents an excellent location for both office and retail tenants," Green said. "It promises to be a popular gathering spot with restaurants, outdoor patio dining, fountains and courtyard areas. From a location standpoint, tenants will have the benefit of an established population and employment base, proximity to McCarran airport and adjacency to all of the other popular businesses in Green Valley Town Center." Green reported an overall occupancy of 97.6 percent at the center. He said early leasing has been brisk with several tenants set to open over the next few months, including: -- Sammy's Woodfired Pizza, which is set to open a 3,600-square-foot restaurant within the next two weeks. This will be the third location in Southern Nevada for the company, which has 16 restaurants in Nevada, California and Arizona; -- Blue Wave Japanese Restaurant/Sushi Buffet, which is scheduled to occupy 9,400 square feet when it opens in the fall. The company will also lease an additional 3,000 square feet of office space in the building for administrative functions; -- World Discoveries, an 8,000-square-foot retail store with a focus on educational materials relating to nature and science. The store is scheduled to open later this summer; and -- Coffee Castle Pastry Shoppe, a 2,400-square-foot coffee shop and bakery to open before the end of the year. Phase three already features Marriott Residence Inn, Marriott Courtyard, Silver State Bank, Joe's Crab Shack and TGI Fridays. Green Valley Town Center is a phased project, which began construction in 1994. The first phase is designed primarily for indoor and outdoor recreation. The anchor business is Mountasia, a family entertainment center with about 30,000 square feet of indoor facilities and outdoor entertainment features such as bumper boats and a 36-hole miniature golf course. The second phase is a food-and-fun specialty center that includes a multiplex theater, restaurants, shops and entertainment-related businesses. Bagel Cafe recently opened its second Southern Nevada location in phase two of the center. Owner Steve Ashkinos said the new location offers the same services and menu as the original and has indoor and outdoor seating for more than 100. The focal point of phase two is its fountain courtyard area. The 120,000-square-foot mall/plaza features outdoor dining, shade structures, cooling systems and decorative water features. An outdoor fountain creates myriad water patterns with automatic jets and gives residents a place to cool their feet. When turned off, the fountain space can be used to expand useable space for outdoor events. Only a few parcels remain available for development in Green Valley Town Center, according to Green. American Nevada Corp. specializes in the design and development of master-planned communities and commercial properties. The company is a partner in Silver Canyon Partnership, which is developing the 1,300-acre Seven Hills community in Henderson. It also holds a commercial portfolio of more than 1.5 million square feet and has more than 5 million additional square feet planned for development in office, retail, industrial, gaming and medical projects.
