Seven Hills releases lots at Venezia custom-home site

     The Estates at Seven Hills recently held the grand opening for its third custom-home neighborhood, Venezia, according to Jack Christie, vice president of sales for the community in Henderson.
      Christie said all of the 20 home sites in the new gated neighborhood will offer views, as they are located on a plateau overlooking the Rio Secco Golf Club. Five home sites have already been sold.
      "Venezia surely offers something for anyone seeking the perfect place to build their dream home," Christie said. "These are one-third- to three-quarter-acre home sites with unique and appealing characteristics including a few `dual pad' home sites with outstanding views of the golf course ... and the Las Vegas Valley. These dual-pad home sites will present opportunities for architects to create luxurious split-level and multi-level homes, which are a rarity in the custom-home market."
      Christie said even home sites in the center of the development will offer views.
      "We are using wrought-iron fencing for our interior home sites because the terraced nature of the land will provide every homeowner with a view of some kind," he said. "In fact, this is the first time we are able to offer golf course views from home sites that are not located directly adjacent to the course. It's an opportunity and a value that you simply must see to appreciate."
      Prices start from $166,000 to $395,000.
      Christie reported more than 40 home sites have been sold in Terracina, which was the second custom neighborhood to open at The Estates at Seven Hills. These sites range from 20,000 to 30,000 square feet. They are priced from $185,000 to $750,000.
      The first neighborhood, Rapallo, sold out earlier this year.
      "The caliber of homes under construction in Rapallo and Terracina is beyond our initial expectations, which were very high," Christie said. "Many of the completed homes are valued in the millions, making this one of the most prestigious custom communities in the entire valley. The beauty and integrity of these neighborhoods has inspired more than one buyer to build a custom home in the area of 9,000 square feet and larger."
      The community is being developed by Silver Canyon Partnership. It will comprise about 250 homes in a series of gated neighborhoods. Several amenities have been completed, including the guard-gated entrances, landscaped areas and parks for the first two neighborhoods.
      Sales agents at the community can provide the names of local lenders who offer a variety of home site financing options including loans that can be converted to construction loans and permanent financing for homes.

      To visit Venezia at Seven Hills, take Lake Mead Drive to the entrance of Seven Hills, which is just west of Eastern Avenue. The sales pavilion is open daily from 10 a.m. to 6 p.m.
