Builders introduce new projects in SummerlinSPECIAL TO REAL ESTATE
Two home builders in Summerlin will soon expand their product offerings in the master-planned community that aligns the western edge of the Las Vegas Valley. Combined, the builders will be opening five neighborhoods, boosting to 54 the total number of actively selling neighborhoods within the community. Four of the new projects are by Pulte Homes. The first to open will be Pulte's Parkside, a gated townhome development located within Summerlin Centre. Construction of the models, which range from 1,361 to 1,924 square feet, is expected to be completed early next month. Prices start from the high $100,000s. "Parkside is ideal for busy executives or active people seeking a more convenient lifestyle," construction manager Nat Hodgson said. "As such, it's a perfect living environment for Summerlin Centre, the emerging town center and urban core of the Summerlin community that is currently under early development." Shared amenities will include a swimming pool, an exercise facility and front-yard maintenance. Parkside is selling from the builder's Cottonwood Terrace development in The Arbors village, which can be reached by taking Summerlin Parkway to Town Center Drive, traveling south to Park Run Drive and then turning left. Pulte's Bella Vista neighborhood and KB Home's Portofino will debut in September within The Vistas village, which is west of the Las Vegas Beltway between Charleston Boulevard and Far Hills Avenue. The 815-acre village is planned as a mixed-use residential development that will eventually comprise nearly 30 neighborhoods, three parks, a worship site and a retail center. Bella Vista is an all-single-story neighborhood offering three models, ranging from 1,418 to 1,881 square feet and priced from the high $100,000s. Sales information is available at the Autumn Ridge neighborhood in The Willows village. "Bella Vista is located high above the valley with outstanding access to the western beltway," Hodgson said. "Its floor plans are open and bright with proven livability." Buyers can choose from six floor plans at Portofino, where single- and two-story homes measure from 1,251 to 1,874 square feet. Prices start from the low $140,000s. Information is available at Sonoma Hills in The Arbors village. "People are naturally drawn to Summerlin with its beautiful views and great sense of community," Leah Bryant, president of KB Home Nevada, said. "We have a lot to offer in Summerlin -- great walking paths and parks, community entertainment (and) shopping ..." Pulte's Echo Ridge is scheduled to open in late September, followed in early October by Sunset Ridge. Both are located within Ridgebrook, a 100-acre mini-village located south of Desert Inn Road between West Flamingo Road and the beltway. Ridgebrook is planned to include an elementary school and four neighborhoods surrounding a 6-acre park. Echo Ridge's three single-story floor plans range from 1,657 to 2,486 square feet, and are priced from the low $200,000s. The neighborhood is selling from Willow Springs in The Willows village. At Sunset Ridge, floor plans measure from 1,418 to 1,881 square feet and are priced from the high $100,000s. Also a single-story neighborhood, it is selling from Autumn Ridge in The Willows. "Pulte Homes has contributed 17 neighborhoods to the Summerlin master plan since 1994," Hodgson said. "Summerlin's quality lifestyle is a perfect companion to Pulte Homes' reputation for delivering quality homes and neighborhoods, underscored in our ranking by J.D. Summerlin, a development of The Howard Hughes Corp., is comprised of villages, each with a major park or golf course. It has two Tournament Players Club courses, the first-ever Jack Nicklaus-designed Bear's Best course and five others. Amenities also include nearly 100 village and neighborhood parks, more than 90 completed miles of trails, 16 schools, houses of worship, shopping centers, business parks and medical centers. Nearly 130 model homes are open. Single-family homes, townhomes and condominiums are priced from under $100,000 to more than $700,000. Custom lots measuring from one-quarter acre to three-quarters of an acre are priced from the mid-$100,000s to more than $1 million, and predesigned custom homes are priced from $500,000 to more than $1 million. Apartments offer rents starting from the $700s. To visit the community's home finding center, take Sahara Avenue west, past Hualapai Way, to Town Center Drive. Or, take Interstate 215 to Sahara.
