Custom-lot buyers choose Promontory
Tatia and Bob Bracken, who both own their own businesses, share a dream of building a custom home. The Brackens will soon turn their dream into reality as owners of one of 54 custom lots in Promontory at The Ridges, the first custom-home neighborhood in the Summerlin golf course village. "Over the years, Bob and I have spent a great deal of time sketching ideas for our new house on napkins, magazine covers and assorted pieces of paper," Tatia Bracken said. "We've doodled long enough, now it's time to put our ideas into action." The Brackens, who previously lived in Summerlin, are returning to the community because of all it offers, according to Tatia Bracken. "Promontory in Summerlin is just about the only place left in Las Vegas where you can buy a large lot with room to expand," she said. "We're planning to build a guest house and our lot will easily accommodate that." The Brackens also were drawn to the neighborhood because of its proximity to the mountains and Red Rock Canyon National Conservation Area. "Promontory is country living in the city, and that's exactly what we want," she said. Bob Bracken, a physical fitness buff, races jet skis as a hobby and also spends time cycling. He and his wife also in-line skate throughout the community's trail system. "The reputation of both the community and the developer were important to us," Tatia Bracken said. "Bob is in the construction industry, so he is very familiar with the local real estate scene. He knows that you don't get much better than The Howard Hughes Corp. and Summerlin. There's no other place we would build our custom home. After all, it's a considerable investment." Situated at the western end of Desert Inn Road, The Ridges is a guard-gated community. Promontory features an electronic gate and will eventually have its own private park. The Ridges is unfolding around the Jack Nicklaus-designed Bear's Best Las Vegas golf course. "The Ridges' commanding mountain and city views, coupled with its secluded location and unparalleled amenities make it a truly special place," said Dan Van Epp, president of Hughes Corp., the developer of Summerlin "It's ideal for those seeking unmatched luxury in a natural setting." The community, which has been ranked as the nation's best-selling master-planned community nine of the past 10 years, is home to seven other golf courses. It also includes nearly 100 neighborhood and village parks, nearly 100 completed miles of trails, 16 public and private schools, houses of worship, shopping centers, medical facilities, cultural facilities, and business parks. Nearly 100 models of houses, townhomes and condominiums are featured and priced from the mid-$100,000s to more than $700,000. Custom lots measuring from one-half acre to three-quarters of an acre are priced from the high $300,000s to more than $1 million, and predesigned custom homes are priced from $1.5 million. Apartments offer monthly rents starting from the high $700s. To visit the community's home finding center, take Sahara Avenue west, past Hualapai Way, to Town Center Drive. Or, take Interstate 215 to the Sahara exit. Hours are from 10 a.m. to 6 p.m. daily.
