Siena offers golf course lot purchase incentive

Siena includes an incentive package with the purchase of each golf course home site at the age-qualified community in Summerlin. The package applies to purchases made today through Aug. 31, according to Jimmy Jones, vice president of sales for the Sunrise Colony Co. development.

"While each golf course home site purchase includes a golf cart, the tiered incentive credit package is based on the home site premium," Jones said. "If the home site premium is less than $100,000, the purchaser will receive $2,500 in incentive credits. If the home site premium is between $100,000 and $150,000, the purchaser will receive $3,500 in incentive credits, and so forth."

The credits can be applied toward the purchase of golf merchandise, lessons or rounds; food and beverage; services such as massages, manicures, fitness classes, events and personal training; homeowners association dues; and toward purchases at the on-site design studio.

Nearly one-third of the community's homes will front the Siena Golf Club, according to Paul Smith, senior vice president and project manager for the community.

"With fewer than 1,980 homes planned for its 665 acres, Siena was designed to offer its residents a quaint village-like atmosphere with a density of a little less than three homes per acre for the entire community," Smith said.

"Our buyers choose Siena for the lifestyle and the homes. They seek to own a home that's relatively hassle-free and love living in a community where they can golf on a beautiful course, enjoy activities in the social center, swim, play bocce ball or workout in the fitness center. In addition, they like the privacy of living within a guard-gated community and the convenience of being located within the master-planned Summerlin community."

Jones noted that the community recently posted its 1,000th home sale.

"Many of our recent sales are from those who have been waiting to see how the community would develop and now, with the opening of the new Siena golf clubhouse and the planned start of construction on the new Siena community center, they can see with their own eyes the reality of this magical community.

"For those who want to start enjoying everything Siena has to offer right away, we currently have a limited selection of some of our most popular models available for immediate move-in. We are also offering buyers special incentives on these homes, which are ideal for buyers who are looking for a quick closing."

Buyers can choose from six Italian-themed collections of homes and 18 single-story floor plans, ranging from 1,040 to 3,200 square feet. Prices start from the $140,000s to the $370,000s, plus home site premiums. Each plan offers three exterior designs, and some plans feature optional courtyard fireplaces and casitas with separate entrances.

The newest residential offering is the Portofino Collection, which is comprised of four attached floor plans ranging from 1,040 to 1,378 square feet. Base prices start at $145,900 and range to $171,600.

"The Portofino Collection offers buyers the opportunity to live in our community and enjoy all of the amenities, but in a home that is slightly smaller and perhaps more convenient for single-residents, part-time residents and out-of-town owners," Jones said.

Smith said Sunrise Colony Co. specializes in the development of resort-style communities.

"At Siena, we've taken our company's legendary resort community concept and applied it to an adult community, where at least one resident of each home must be no younger than 50 years of age, and children under the age of 19 are not permitted as permanent residents. Within its guarded gates, private streets and patrolled neighborhoods, Siena's residents have access to an unparalleled variety of recreational and social activities to enjoy including golf, swimming, dancing, bocce ball, tennis, craft clubs, social organizations and much more."

The 13,500-square-foot clubhouse anchors the 18-hole championship golf course, a daily fee facility. The course is open to players of all ages, however Siena residents are given preferred rates and tee times. A pro shop and the Siena Bistro restaurant are open.

Ground will be broken soon on a 39,000-square-foot community center, which will feature a dome-shaped lobby and lounge. The central amenity will be a grand ballroom, designed to host special events. Plans also include a cyber café, business center, arts and crafts areas, and card and game rooms. The center is expected to open next spring.

A health and fitness facility is open with a 25-meter pool, spa and two-story windows overlooking the golf course, outdoor pool and spa, and lighted tennis and bocce courts. The fitness center is equipped with cardiovascular and weight-training equipment, exercise rooms, and saunas and steam rooms. There is also a wellness center run by Summerlin Hospital and Medical Center, and a full-service beauty salon and day spa.

To tour the model village, take Sahara Avenue or Interstate 215 to Town Center Drive and turn south. Proceed to Siena Monte Avenue and turn left. The office is open from 10 a.m. to 6 p.m. daily.

Sunrise Colony Co. is also developing Red Rock Country Club in Summerlin.
