Summerlin housing lineup expands

With the recent debut of five neighborhoods in Summerlin, the number of actively selling properties within the master-planned community has reached 41. Three of the newest projects are located within The Gardens village, one is in The Arbors, and another is in Summerlin Centre.

Toll Bros. announced it would develop Rosemont in The Gardens village. Rosemont is the builder's 12th neighborhood in Summerlin. Dan Martin, senior project manager for the builder, said the company "feels at home" building in Summerlin.

"Quality is second-to-none in Summerlin," Martin said. "That quality is as apparent on a quick drive through the community as it is if you live here. With early brisk sales, we're confident Rosemont will be a lucky 13 for Toll Bros."

Rosemont offers four floor plans, ranging from 2,600 to 3,600 square feet and priced from $303,975 to $344,975. A courtyard is standard with each plan, including one plan in which the home surrounds the courtyard.

Stew Gibbons, executive vice president of The Howard Hughes Corp., developer of Summerlin, said diversity is key to the master plan.

"Summerlin is being intentionally designed as a community for residents of all ages and incomes," Gibbons said. "Diversity is part of what makes the community's social fabric rich and interesting, and that diversity is also reflected in the homes and neighborhoods."

An example is Springfield, the first neighborhood to be built in Summerlin Centre. Mary Connelly, president of William Lyon Homes, said Springfield is designed to maximize the urban village's pedestrian orientation.

"We are particularly excited about building in Summerlin Centre," Connelly said. "We have taken extra care in laying out the Springfield neighborhood to encourage resident interaction and to connect with the village's planned future walkways.

"The Howard Hughes Corp. has always delivered on its promises in Summerlin," she said. "The community has taken shape exactly as promised to home builders and home buyers alike."

Springfield is William Lyon's ninth neighborhood in Summerlin, and located one block west of Hualapai Way, south of Charleston Boulevard. It offers one single-story plan and two two-story designs, ranging from 2,105 to 2,422 square feet and priced from the $190,000s to the $210,000s.

Kimball Hill Homes is developing Aspen Meadows in The Arbors village. Stan Gutshall, project and land acquisition manager, said the builder has additional plans as well.

"Although Aspen Meadows is only our second Summerlin neighborhood, we have already purchased more land in the future village of The Vistas," Gutshall said.

Aspen Meadows features three floor plans, ranging from 1,365 to 1,705 square feet. Prices start from $137,000 to $154,000.

KB Home Nevada is delighted to be a part of Summerlin's growth, according to Leah Bryant, company president. "(We have) a long track record of success in Summerlin," she said. "The Howard Hughes Corp. is as interested in Summerlin builders' successes as it is in overall community development."

KB Home has two projects under way in The Gardens. Garden Glen's five plans range from 1,539 to 2,548 square feet and are priced from $153,490 to $185,990. At Wisteria Hills, three models range from 2,700 to 3,800 square feet and are priced from the low $230,000s to $274,000.

Summerlin is comprised of villages, each with its own major park or golf course. It has eight golf courses, 12 major parks, more than 80 neighborhood parks, 45 completed miles of trails, 16 schools, houses of worship, shopping centers, business parks, medical centers, and nearly 150 model homes.

Single-family homes, townhomes and condominiums are priced from under $100,000 to more than $700,000. Custom lots from one-quarter acre to three-quarters of an acre are priced from the mid-$100,000s to more than $1 million, and predesigned custom homes are priced from $500,000 to more than $1 million. Apartments offer monthly rents starting from the $700s.

To visit the home finding center, travel west on Sahara Avenue, past Hualapai Way, to Town Center Drive. Or, take Interstate 215 to Sahara Avenue and travel east.
